Yet they can't understand when the seller rejects or counters their lowball offer.

Here is a recent example. A buyer makes an offer on one of my Rocklin Short Sales.

1. The buyer offers a minimal $1,000 deposit but doesn't want to place the money in escrow for the home. They don't have any "skin in the game." In other words, they have zero risk. (Meanwhile, the seller is still risking foreclosure.)

2. They are putting $200,000 down on the home, but won't bother putting any more than $1,000 in escrow and only after the short sale is approved.

3. They are only allowing 30 days for short sale approval. (News flash: Short sales can take from 10 Days to 90 Days or longer to be approved depending on who the Bank is, who the Investor is, and if there is Mortgage Insurance on the loan.  No short sale agent can Guarantee Short Sale Approval in 30 days. )

4. The offer is 20% below current market value. The offer has to be a savings over foreclosure for the Bank, Investor, and Mortgage Insurance company.  Otherwise we have a slim to no chance of getting this Rocklin Short Sale approved.

Is this ridiculous or what? If you want to short sale your home in Rocklin, the agent representing you should counter and seek a better offer. You need a strong offer and the buyer must have a some "skin in the game."

If not, then you dramatically reduce the odds of  getting your Rocklin Short Sale approved.   This one of the reasons why average Short Sale Agents only close 20% of their short sales.
