Finding you on the website was a blessing. I held onto my upside down property for 7 years, and when I finally had to let it go, I waited for 6 weeks to get my property manager/real estate agent to act on my short sale request, and I got nothing. A few years ago, I had to sell my Mother's house in Rockland County NY. I happened to mention to my agent after the sale that I owned a condo in Florida and needed to sell it as a short sale. From what I had heard through the grape vine, it would be a difficult process. My agent's company highly recommended Bryant to handle the sale. I felt comfortable after my first conversation with Bryant. The process took a lot of work but anytime I felt nervous or a bit overwhelmed, Bryant was always there with the needed information to guide me through.

I can't praise this man enough. I can't understand why some people try to do this on their own. One of Bryant's main strengths is a plethora of important contacts at the banks. Anytime there was a delay moving toward the closing date, Bryant knew exactly who to call and when. Timing is key in this process.

If I had to pick one aspect of my experience with Bryant, it was his availability to not only pick up the phone when I called for any reason but thoroughly answer every question and keep me informed each step of the way.

I just got my final "Satisfaction of Release of Mortgage" in the mail. What a great feeling!

When I first reached out to Bryant, it was after making a difficult decision to sell my home (the home that I adored).   Once getting Bryant on the line, I bombarded him with questions regarding the short sale process.  I had already gotten this information from my realtor Michelle; however, I wanted to hear it again to ensure that he was on the same page as my realtor.  From day one Bryant was up front and transparent.  Whatever question I ask Bryant, he answered it fully and without hesitation.  Bryant is very knowledgeable about short sales and has a pretty good relationships with the various bank.  He may not, but it felt that way.   When one of the banks didn't want to approve the short sale, Bryant escalated it to the stockholders.  Shortly after that, the short sale was approved.  During the entire process, Bryant was in constant communications with me, which took a little over 8 months. A few years ago i met Michelle Gibson who has been just wonderful in assisting me in the rental of my home. Ruskin Florida Short Sale

This is the 2nd time we've hired Michelle Gibson to be our agent.  That's really all that needs to be said, right?  Our first experience was so absurdly good that there was no reason for us not to request her services again.  Michelle sold us our current house and now has quickly (relatively) painlessly got us through the short sale of our old home.  

I only say "relatively" because the road blocks did not involve her or her excellent partner, Bryant Tutas.  Anyone who has dealt with home buying or selling recently knows how difficult this process can be.  Thanks to Michelle and Bryant, we didn't have any questions to ask, had no worries or wonders as to what was going on, and was finally able to have closure (literally) with the sale of our home.  We received updates without being asked (which is unheard of) and never felt lost or confused.

Wellington Florida Short Sale

Bryant,

When we first decided that a short sale was the resolution of choice for our situation, we were very scared and intimidated by the possible outcomes. We went straight to a BIG-NAME LAW FIRM thinking that would be our safest bet. They offered “one-stop shop” services from foreclosure defense to short sale support and realtor assistance in selling our home. What a HUGE MISTAKE that was!! We felt like just another case number for them. No one really had a handle on what was going on with our case, we never got any updates, our house was never listed, and to top it all off the contract expired before they really ever did anything for us! Oh, but they were quick to send us a bill and new contract to sign. What a joke!

Then I started to do some research looking for realtors specialized in short sales. I came across Bryant’s blog and found myself reading and reading and reading and LEARNING! I appreciated the open honesty and conversational tone in which the articles were written. After a short phone interview I confirmed that he was a true subject-matter expert and I knew he was hired!

From that moment, Bryant was full speed ahead and led the entire process; my input was very minimal. He kept me fully informed along the way and I never had to sit around wondering what was going on. Sounds funny now but just when I would start to think about calling him I would already have an email, text, or voicemail from him. I have never worked with anyone more professional, dedicated, and truly concerned for their clients.

Our house is now sold and Bryant successfully negotiated TWO FULL WAIVERS OF DEFICIENCY for us. I’ll never be able to thank him enough for the role he played in bringing back some peace to our lives. Dear Bryant,

I was with great trepidation in knowing that I needed to do a Short Sale on my home. With that, I set out to learn as much as I could about the process and what Realtor would most likely provide me with the best outcome. I spent dozens of hours researching the process and who would be the best Realtor for my mission.

In my research, your name kept coming up. At first I thought it would be a mistake not to list with a “local” Realtor. I decided to interview three area Realtors who supposedly had extensive short sale experience before speaking with you.

Being well versed in the process, I quickly eliminated those three Realtors. They either didn’t have the right answers to the questions I had the learned answer for, or couldn’t produce credentials, namely testimonials from satisfied clients. At that point I realized that an experienced and credible short sale Realtor, even one far away, trumped all others. I also knew then my outcome would be based on the Realtor who listed my home, as they were going to be my negotiator with the bank.

When I finally contacted you, I knew you were the Realtor for me; you had the right answers and the credentials, a lot of testimonials.

My decision to list with you was one of the best decisions I’ve ever made in my life. You under promised and over delivered in all areas of the transaction. You made me feel like I was your only client in the way you bore down on every detail, you quickly responded to every call I made to you, and you successfully negotiated full waivers on both mortgages without me having a make any contribution. I was, and still am amazed at how good a job you did for me.

I had the pleasure of working with Bryant on a recent Short Sale for my home in South Florida.  I was initially referred to Bryant from my realtor and hoped that he would be someone who would provide value for me during this process.  In short, Bryant delivered on my hopes and expectations.

Prior to working with Bryant, the process had been frustrating to say the least.  With my lack of knowledge of the process and the ambiguity from the lenders, the process was at a standstill.  Bryant took the communication with my lenders on himself and definitely assisted in ensuring communication was accurate and helped steer the process in the right direction.  For those who’ve gone through or are going through this process, there is a lot of potential landmines you have to be ready for… and Bryant helped walk me through those.  He has experience and knowledge in this process, which is essential as so many folks pretend to know the process and end up missing or mishandling key aspects.

To Short sale my house was a very painful decision to begin with, losing the big down payment and all these years investments all together is already something very heavy for me to bear with,  not to mention the thoughts of finding an offer, negotiate with bank for short sale approval, tons of document requests,  many paper work...etc. However after talking to Bryant Tutas initially and working with him for while, I felt like the original pain and pressure was alleviated somewhat. Knowing that he is putting himself in my shoes and trying his best to minimize my suffer from the short sale process gave me great comfort. It turned out that Bryant made the whole process of selling fast, smooth and much less painful than I originally thought it would be.  Furthermore, Bryant negotiate with bank to save me some money on some unpaid dues, even though those are not a lot, But in the situation we were in, any small money helps big. Bryant contacted me after my daughter in law spoke to her realtor about the selling of our home.  We live in Cali. my daughter in law and sons realtor researched and found Bryant.  They contacted him and told him of our situation.

I have to admit when I was told that I would be contacted by another realtor I was quite skeptical.

We placed our home on the market as a traditional sale February, 2011.  After no offers we decided a short sale was the best option.  After the house being reduced quite a bit and still no offers.  I was at the point of throwing up my hands.
