On the Market for Under 20 Hours and Three Cash Offers Already!

On Wednesday night at 10:00, while at my computer, I received an automatic alert.  The search is set up to send clients new listings, that specifically meet their criteria, as soon as they hit the market. It was a new listing on a great little house, in a good area, at a very attractive price. Although it was a bit late, I emailed my client immediately, as we had already scoured the entire market for houses in her criteria.  I told her there was a new listing that we must go to look at right away.

First thing the next morning, I sent her a text message telling her to check her emails for the new listing I sent over.  This was the first day this little gem would be on the market.

I already had appointments set up for that day to look at 10 houses with out of town buyers that were referred to me by my Active Rain buddy, John Mayer. (Thanks John, you're the best!)

I told my buyer I would call her as soon as I finished with my first clients that day.  And, I did. Just knowing how quickly some Palm Bay real estate has been moving around here lately, I left a voicemail for the listing agent to confirm that the property was still available (I know, it's just the first day.)

I met the client at the house at 5:30. She and her mother did a walk through and they loved it. The house was just what they were looking for. Everything suited her wants and her needs; price, condition, location and amenities.  She was ready to write an offer to purchase. And, she would be paying cash.

I called the listing agent, again, as I always do before I put an offer in writing.  She answered.  We chatted for a bit and I asked if the property was still available.  She told me that she already had 3 cash offers on this bank owned property, and two of them were over full asking price! YIKES!  This house was on the market for less than 20 hours!

We are beginning to see more and more buyers heading to Palm Bay, and snatching up any properties priced under $130,000, as quickly as they can.  I have been in several situations, with my buyers, that there were multiple offers on these bank owned properties!

Watch out, bidding wars are back!

Footnote: As an update to this post, I contacted the listing agent 3 days later and she had 12 offers on the property, and 2 were 25% more than asking price!

Sandy, that is incredible! When a property in a good location in good condition pops up at a good price, it is expected to get multiple offers...but three cash ones in less than 20 hours is amazing! I'm crossing my fingers hoping that your clients gets the house! :)

Sadly Sandy, in my career as a real estate agent whenever I marketed a house and sold it and a short amount of time, my client always suspected that I priced the home too low.  In some cases way too low.  Good jobs Sandy!

Hi Sandy, Congratulations on the referral, first.  and secondly congrats on being awake and at your computer for that alert!  I think bank-owneds are sometimes deliberately priced low to encourage bidding wars but it is amazing that there were 3 cash offers in such a short time! Sounds like you really do need to act quickly!

Sandy, reading a bit further into this situation, it appears that the banks in their haste to dump some of their REO properties are depressing the market a bit more than they need to.  Low prices like this, will depress the market around this home and make it tougher for others to sell at what would have been a higher price.

              Congratulations on the referral! I agree with Mary I think banks price these properties low to encourage bidding wars; however that being said I think the markets are turning! I wrote one contract this week and I have 4 serious buyers looking at my properties this weekend and those are just the appointments I have!

I have seen that happening in this area as well.  Alot of times though something happens with the first offer and it falls to the next.  Maybe you will get lucky and your buyer will be in the running.

Gary, The automatic alerts are great. I don't know what we used to do without them.  It makes things so much easier today.

Virginia, Funny how that works.  You are so right - when our buyer wants a house, 3 others do too.

Nor, We are tickled that the market is picking up.  Not keen on bidding wars, either.

Ben, We are seeing the majority of our buyers paying cash here in Brevard County today.

Suzy, The well priced homes are moving very quickly off the market.

Leilani, Multiple offers around here are becoming more common.  My buyer did not want to put an offer in, as she did not want to be involved in this bidding war, and she said she wasn't in a position to go over full asking price. 

Paul, You've got a great point. If they sell too quickly, the seller feels that we underpriced the property. This one was a bank foreclosure.

Toni, Yes, the market is definitely picking up here. And we have to run, not walk as fast as we can to get to these properties.

Mary, Thanks, I appreciate John Mayer sending me a great client this week. He's terrific! In a situation like that, I don't know if you can even act quickly enough.  The bank doesn't care who the first offer came from.  When they look at multiple offers, they want highest and best, and sometimes then buyers overpay for the house.

Gabe, You make a very valid point.  When I looked this property up and did the research, it appeared to be priced very, very low.  The list price was $25,000 below the property appraiser's market value. Although, I know that the tax assessors figures are dated at this time of year, I feel that this property could have easily been listed and would have sold for about $15000 more than the asking price.  Although, I don't know what the highest bidder agreed to pay for this house, either.

Sharon and Bruce, Properly priced houses are flying off the market, right now, almost too fast.

Debra, We have been seeing alot of offers falling apart today too. Either the inspections fall, the house doesn't qualify for the particular financing the buyer is trying to secure or the buyer can't qualify.

Lou, I agree.  I think this one was priced well below market to get that feeding frenzy effect.  The listing agent said she had to have received about 100 calls on the house in just 4 days!
