Should I have my vacant home staged?

Yes! 

Vacant homes simply do not show as well as homes with Picture of vacant roomfurnishings.  For the most part, consumers cannot visualize how best to utilize a space that is vacant.  Sure, they know if it's a bedroom, how the furniture can go, but visualizing an empty room as a room they use and live in is tough.  This is especially true in today's market, when there are so many homes available -- they're seeing so many, they need a way to differentiate.  And a staged home helps them to remember how they felt in the home, and no matter what you've heard, buying is emotional.  They need to feel a pull to a particular home, not be left feeling cold.

Now, that having been said, I do not think you HAVE to hire a Professional Stager.  Many times you already have a few pieces of furniture that can be used.  If you don't, then yes, you will need to hire someone with an inventory of furniture.  I also do not always believe in staging the entire home.  Staging a few rooms can be all that's needed.  Just enough to create that feeling of "home". 

From my personal experience, Professional Stagers are terrific!  And the really good ones aren't going to insist on doing more than you are comfortable with.  They're going to listen to your needs and concerns and work with you, and your real estate agent, to stay in budget and accomplish your goals.  In many cases it doesn't have to entail spending thousands of dollars.  

Will your vacant home sell without staging?  If it's priced right, in good conditionPicture of staged room and in a location buyers are looking for -- most likely, yes.  But it has been my experience that vacant homes take a little longer to sell than homes with at least a little staging.  It's about creating that feeling of "AHHHH" when the buyer walks in.  Can it happen without staging?  Sure.  Will staging make it happen?  Not alone.  You still need to be priced right, in good condition, and in a location buyers are looking for.   But all things being equal, staging is a help, not a hinderance and should be seriously considered if your home is vacant.

The biggest reason I see for investing in staging, is that home searches predominantly start online.  You just get get a feel for a room size, when there is nothing to portray a sense of scale.

I once had a listing on a golf course in pristine condition that was vacant, agressively priced, and just sitting there. The problem was the kitchen was on the small side and the buyers saw that as soon as they walked in.  We had the home staged, which caused the buyers to be welcomed in and not think twice about the kitchen.  Less than 4 hours after the stager left, we got an offer, which the sellers accepted.  Not only did we close, but the buyers bought the furniture from the stager!!

Tish....staging is certainly a help in selling a vacant home.....if at all affordable to be done, the home should be staged...

Tish, There's just too large of a portion of the buying population with NO imagination of what COULD BE.  They need it front and center, and staging gets the job done.

So many people can't visulize what could be if it's not.  I never recommend selling an empty house.  Now if I could banks to realize this... haha.

Tish, great post.  Even a little goes a long way - that wow factor when one first walks into the home.  Plus the "feeling" of being home.  There are so many great stagers here on Acitve Rain and the photos really do show off the homes well.  Plus, the statitics for length of time on market and selling at the higher end of the market are staggering.  If one's budget allows, staging is certainly a great idea.

Tish, it's all about imagination and possibilities.  Staging, when done properly opens the mind to what could be.  Once, we had a vacant home for sale which the next room off of the foyer was brick with a very high ceiling and windowless except for a large central skylight.  It was about 20' by 20' with two small doorways leading to the living room.  When the home was staged this room became a private art gallery filled with local artists paintings and sculptures on a large center table display.  Within a week it was sold.  The prior owner's wife was a doll fanatic and she displayed her collection there during their lives there.  They had had the home built around that passion and lived their lives out completely through old age together, a remarkable life.
