Making an offer, counter offers, ratified contract
- Includes: Price, concessions, financing, home inspection, contingencies, excluded/included items, Home Warranty, proposed Settlement date, signatures of all parties
- Fulfilling the contract including: obtaining your loan and meeting your Lenders's requirements, paying up front for, and completing, Home Inspection and other Inspections, survey, insurance and other as needed.
Final Walk-through
- Everything in contract is present and completed
- Sellers possessions are removed
- Confirm house is in same, or better, condition as when contract ratified
- Prior to Settlement receive, and review, the HUD-1, i.e. the financial documentation of the transaction
Closing or Settlement
- Everything has been approved
- Bring your driver's licenses and check for closing costs
- All paperwork is finalized, and signatures are obtained from all parties
- Buyer takes possession of the property
