Theory Z Applied to Real Estate

  Bill Ouchi's famous Theory Z was a management hit in the 80's.  I took Ouchi's Theory Z course in an Executive MBA program at UCLA.

  Theory Z is built on very simple observations:

* Human beings have bounded rationality. Put simply this just means that no one can get their mind around too many things at the same time. We are all limited by the amount of attention and mental capacity we reasonably apply to dealing with a particular matter.  Because we sense our own limitations we each seek ways to make sure that the amount of time and interaction we allocate to  matter reflects their relative importance to us.  Simply put, no one can do everything, meet everyone, investigate everything, cover everything...

* Human beings are self-interested. We operate for the benefit of ourselves. Altruism and doing nice things for other people is important. But fundamental to our nature is looking out for number 1, and for those important to us. This is not selfish, immoral, nor bad. This is simply the way people are. Sometimes the way we look out for ourselves is to do things which we reflect our spiritual or other beliefs about what a good person does. We do these things because of what we believe.

  Given a satisfactory first experience many people will exercise transactional economy by avoiding the process of finding, becoming acquainted with, and selecting a competent specialist all over again.  Or they will seek referrals from their associates.  If you need a good CPA, orthodontist, HVAC repairman, or landscaper one of the best ways to find one is to ask people you know who they use, or to re-use one you used before.  This behavior is in your self interest because it frees the time you would have to spend evaluating specialists again. And it allows you to use the freed time and mental energy to do other things important to you.  

  In particular those who buy, sell, lease out, or rent residential real estate will use past experience and/or referrals to find a good specialist.  Every person you meet with, or put in a car, or open a door for, will remember you for future reference for themselves and their network of associates. This is a people business and people remember how they are treated.

  The GOLD Team actively looks for opportunities to provide service "above and beyond" what the client has reasonable expectations of receiving.  When you actually find a way to surprise and delight someone that causes them to burn into their memory that you are someone they want to remember next time they or someone they care about needs these kind of services.  It ALWAYS helps to come from a spirit of contribution.
