The squatters are out of my house and gone!!  When I will discover who their next landlord is, I'll see that he/she gets a little advance notice about his/her tenants' non-payment history.  But that's another story for another time.

Right now, I have in my little hand a judgment awarding me rights to a sizable sum of money from my previous tenants.  Of course, the problem is to collect it.

I'm thinking I need to put liens on their stuff, such as their motorcycle, their boat, and one of their vehicles.

Has any of you AR brothers and sisters ever had any success collecting on liens?  Is it worth the time and expense?

Robert - my understanding is that you can place liens on their possessions.  The problem will come when you are not the only lienholder.  Any bank/finance company is in first place to be paid, so if there is no money left over you still would not get anything.

If they are employed you may be better served garnishing the wages.  I would consult an attorney for that process.

Hope this helps - even a little.

I have to agree with Carol - if they owe money on their boat, cars, etc you do not really have any chance in collecting anything -

Robert, I hope you can collect whatever is owed you and I'm so glad to hear they're gone!!

That is great that they are gone.  Since you have the judgment, you can file to have their wages garnished if you know where they work.  You can actually do that yourself.  The forms are at the Courthouse or online (in Virginia you can print them from their website).  They are not difficult to fill out and you can always ask the clerks at the court.  They cannot give you advice but should be able to help you fill out the proper forms.  Personal or Posted Service may have to be done so you may still need an address.  I am unsure of that, but worth calling an attorney to ask a general question of what the process is, they will tell you.

Thanks to all of you for your advice.  I'm not certain how much of it applies in Florida, but one thing seems unanimous, you all want to see squatters brought to justice.
