Brian, very well written and explains in detail what a records are required and by whom! Are you teaching a course in this?
Ty
Ty,
I had been thinking about it. I may add it to a series of three one hour matters.
I have Surveys, Boundaries, and Adverse Possession.
That course is one hour on each matter, for three in total.
No one wants to show up for a one hour course.
So, this could be a "combo". But, with what?
Brian
Wow, wish the U.S would follow these requirements too. As an appraiser I have seen bad transactions, deals made between Realtors or others to make the whole market "appear" to be increasing in value, or going back to stable... when really the market is not. Realtors are selling homes to each other to keep the prices up.
We do need more requirements on developers and builders too. They sale their homes by adding incentives, but then the incentives are not included in a listing, or noted anywhere for the appraiser to view. So really a false sold price is presented to the appraiser.
So when homes are wanting to refinance or sale a few years later, the values end up not being supported because they over paid for the home in the beginning, due to the incentives. This has created untruthful real estate for new developments.
Danell,
We have had lots of mortgage fraud here too.

Hi Brian,
You are putting an awesome library together,
the fun part about Fintrac to me is who is NOT required to register their clients...... Lawyers, luxury boats and cars etc.....
One more law that will cause (a few years from now) for some body to find a box of private and confidential information and all of a sudden all hell will break loose....
Happy Selling
Brian, the paperwork is very easy to fill out and only takes a few minutes. It doesn't take a lot of effort for agents to fulfill their requirements. However, I'm sure that the clever crooks are already one step ahead of us and will find other ways to shuffle money around.
Great information, this will come in handy. Thanks for the post.
