Reviewing listings online and in person with your Realtor differs dramatically and here’s why?
Tim Francis Realty had the good fortune to go out with two sets of buyers this weekend to check out some homes that they might want to buy in Buckhead, an Atlanta GA community inside the perimeter. Both are early in this home search process, but in both cases seeing homes in person is quite different than seeing the pictures and information on the Internet.
We truly love the information you can get on line – from viewing the home on a Google Map as an aerial location, or a bird’s eye view, as well as the detail and the home pictures. While all of this is fabulous, none of it takes the place of going to see the home, neighborhood or community in person.
In both cases, there were properties the folks thought would be their favorites from all of the online data, pictures and information. And both times, the best properties were not their favorites from online. (Now, this isn’t always true.) But nothing can replace walking through a property, seeing how it flows, getting a feel for the home, as well as checking out how light and bright a property is.
While it’s important for us to get good pictures of a property, I would tell you there are cases where the pictures can actually oversell the home and then the expectations of the buyer are not met. Or the pictures are excellent and true, but the flow just doesn’t work. There’s no place like home, but first you have to visit the potential homes in person to determine if it works.
