REALTOR/Members have the availability to research and narrow down criteria to answer almost any question pertaining to past sales and available listings. Research is a fundamental part of many members' services, including my own service to buyers and sellers.
This data only includes MLS listings and does not reflect transactions not listed. The MLS is a wonderful tool when used properly. The validity of the MLS is dependent on agents entering information accurately and in a timely fashion. REALTOR CMA's and Appraisals often include information entered in the MLS.

The search did not include Saucier/Lizana. Following are the towns included in this search: 06-Pass Christian, 07-Long beach, 08-Gulfport N., 09-Gulfport SW, 10-Gulfport SE, 11-W. Harrison, 14-Biloxi, 15-Biloxi N, 16-Diberville, 17-Woolmarket/E. Harrison.
Again, these figures are very general. If you are in the market whether as a buyer or seller, your REALTOR can provide you with specific reports oriented to your criteria and needs. *List to close ration is not included. In past research I found that original list price was not included in the L/C ratio, which could give a false conclusion if a person were not aware for example--that a property had a series of price reductions before hitting that awesome list to close ratio.
In closing, if your Buyer Agent does not offer to provide the MLS history to you of a property of interest--Call me. (Actually, I am kidding--just ask them, its an easy function). However keep in mind that property history isn't black and white. In other words, don't jump to conclusions before you have the facts. It is important that you know price changes from the original price, and the specifics of any property changes.
Okay, to explain that statement a little further--some listings may be under renovation during a listing period. Sometimes an owner may "discover" an issue that they do not want to be responsible for repairing...
