The other day my buyers chose to close on a home that had water seepage in the basement.  In the MLS listing the agents remarks indicated that this would be repaired prior to closing.  We put in our offer a contingency sealing that promise.  The crack was repaired two days prior to closing and my buyers have a lifetime warrenty on the crack injection for as long as the own the home.  It cost the sellers $480.  We closed.  ALL OK!

However, all during the process heading towards closing I kept thinking in the back of my mind that I'm not sure I could buy a house with seepage.  I hold the foundation in some sort of no touch place that says if the foundation has a problem, run away.  In the end I was just glad it wasn't me closing on the home.

THEN THERE WAS TODAY!  We had two inches of rain last night and I woke up to a two foot section of wet carpet running along about 15 feet of my family room floor.  We bought the home with a finished basement and had no idea what was behind it.  Home inspection could detect nothing.  Almost two years in the home, nothing.  WELL NOW WE HAVE SOMETHING.

Pull up the carpet. Take off the trim pieces.  Cut out the sheetrock.  Hire the crack injector guy.  Rubberized stuff oozing out of my wall.  $350 check.  Lifetime guarantee.  Hey, he even told me this is the same stuff he used to seal a crack in the local dam 60' below the water line.

Life's great again, but I keep thinking THIS IS NOT SUPPOSED TO HAPPEN TO ME.  Oh well, it's a good thing I had that closing with the seepage, or I would have been clueless how to handle this.  Thanks real estate license.  Helping me out in my real life once more.
