Shannon Forest is located in Spring TX in Northwest Harris County and is located between I-45 and 249 on Stuebner Airline.

Shannon Forest has around 150 homes.  Homes were mostly built in the mid 1980's to the mid 1990's, and a few in 2000's.  There are large towering pines and hardwoods throughout the subdivision.  The subdivision has some great amenities. There is a very nice club house with a swimming pool, playground & tennis courts. You won't find too many homes for sale at one time, as the residents really love it there.

Nice market report Candy! The average price per square foot in Vegas is almost $200!  Well, maybe a little lower since prices have dropped somewhat...but at least twice as much as you're showing!

Great job, Candy. I noticed how the solds and pending were at about 50 days on market...interesting! I clicked the Shannon Forest link at the beginning of your post and saw that Thesa is headed to Texas soon...LUCKY!

Mary- We have been fortunate that price per square footage has remained reasonable.  We haven't had the bubble that some places have, but we haven't had dropping prices in regards to many places.  Thank you for your comment.

Hi Bridget- Yes, I did see Thesa is heading to Texas.  I don't know what area-Texas is large. :)  You are very observant, Shannon Forest residents really like the subdivision and you don't see very many listings at any given  time.  Thank you for your comment.

Hi Cynthia - We have been fortunate to still have some lower prices here.  Some areas are more of course, but, for the most part we have avoided the bubble that many places had.  Thank you for your comment.
