I tried to work with expired listings, but noticed that some other agent already have them, few days before to expired. In Nevada you can not see the future expired listings. Any suggestions how to find the database for future expired listings, before the expiration. I will appreciate and try any of your suggestion. I am really motivated and hard working agent and would like to achive success in that ffield. Please help

Sometimes it is anticapating the expiration.  Plus how are you contacting the expired.  I years and years ago I when I started out I use to try to work them and was mailing letters to them.  Then I figured I was getting beat to.  So I made up ahead of time some packets and had a form letter on my computer.  Then in the morning I would check the system to see what was expired.  I would pick the ones I wanted to go after and type up my letter put it in my packet and go drop it off at their door.  That way i would be a day ahead of everyone else.

Aneta - I'm not sure how you can "project" expired dates; is your standard listing 6 months? That might be the most practical.

Expired listings ~~ just waiting to be captured.

You already know these people want to sell; but something prevented this from occurring.

Like your business plan that you created at the end of last year, create your expired listing system. You need a system.

Consistency is one of the keys. The approach and the method is also crucial.

I had about a 3% return with expired listing letters. Some may say that is not a high ROI, but it was more than enough to keep me busy back then ~ because I had no business.

It took a lot of letters, perseverance and dedication, but expired letters worked for me.

Aneta, I don't know how you can anticipate up coming expired listings. I have tried letters, large post cards, dropping off packages. The only way it has worked for me is to call with a couple of survey questions or if no number available go knock on the door and see them face to face.

I am sending letters. Already send about 300 and no answer, so I figured out that I am doing something wrong. Checked few days later a saw that another agent from different company (with which is been first listing) got them, days before the expiration date

I do not think you are doing anything wrong.

Building a business takes time.

Building a successful business takes a lot of time and a system needs to be in place.

I had about a 3% return with expired letters ~~ so with 1,000 letters sent ~~ I had 30 listings.

For me that was wonderful. I then built on that success.

Perseverance, a quality expired letter and commitment to the project at hand and the phone should start ringing for listing appointments.
