A home stager certainly can make a difference. I believe that people should be aware of what their home looks and smells like. It is best if they get a Friend to advise them.

Hi Dawn-I agree price is a factor but if the people see the house and it is shabby the price becomes secondary. I still run into people because of the media thinking they can get sellers to take offers 1/2 of list price..so I really think appearance is the most important.

Hi Kathy..Nice to know there is a professional in the Keys.. I have horror stories about 2 years ago while trying to find an agent to even show us houses and we had up to 2 million cash. Finally ended up just contacting owners myself on listed properties and then having the agent write it up when I made the deal..of course I was not licensed then but gave me the impetus to get into Real Estate--Key west is a whole different world.

Thankd Jeffery-you are so correct-We have one agent here who has-signs plastered all over their SUV foreclosure help and short Sales-I would cringe to have them pull up in my driveway.

Hi Laura.

Thanks for taking my call the other night and what a wonderful conversation we had. You remind me of that special little restaurant in town-you know the one you always go to but then you tell your friends and now it is so busy you have to wait hours to get a seat because you told everyone how great it is... I am afraid that is how it going to be with you once the word gets out-you are so spectacular.

I actually had a meeting with my team last night and discussed that we no longer will take listings unless the client agrees to Staging it . I truly do not want signs sitting all over town for unsold properties when by using your magic they will sell quickly. Yes Price as some have mentioned is a factor but regardless of how good a price is the first impression by a client decides whether or not they will buy it and I truly believe your transformations can bring anywhere from 10-30% more for a home than one that you have not staged and it will sell in substantially less time. People want to --and need to take mental ownership of their new home and if it is not staged properly they do not have the imagination to see it.

Sorry but my original blog was about 3 times as long so cutting it down to a few lines is going to be almost impossible for me. As it was I left out so many examples and pictures I would have liked to use ..but you know the attention span on activerain is well.... short.

So I would be happy to sign and date anything for your website but I feel that limiting me to a few lines would be like asking you to stage a 1/2 bathroom and leave the rest of the house alone--sorry

Nice post Tim....I would say the first impression in today's market to stand out from other homes is PRICE...maybe 5-10% less than any comparable....Staging is very very important but price will get them in the door. Sounds like Laura can do the job right.
