Aloha,

Good news continues in 2011 with a sales increase for Feb 11 of 50% with a total of 60 sales, 20 more than the 40 that occurred in Feb 10. Year to date we are at 118 sales compared to 94 this time last year. Of this month's 60 sales, 26 were residential, 9 land, 4 commercial and 21 condos. Take a look at the 21 condos that sold - from $22,400 to $1.4M in price.

In the years past, we saw 26 sales in Feb 09, 57 in 08, 83 in 07 and a hefty 105 in Feb 06.

Sales volume is up substantially, going from $19M in Feb 10 to a robust $40M in Feb 11. We have almost more sales volume this month alone that we did year to date in 2010 which totaled $42M. Year to date for Feb 11 is at $78.7M. In Feb 09 there was only $11M in volume, for Feb 08 it was $53M, with $64M in Feb 07 and $66M in Feb 06. Slowly but surely we are coming around. Median sales price for residential is up (no surprise) going from $446,500 in Feb 10 to $545K in Feb 11. In Feb 09 the median was a low $399,500, Feb 08 was $845K, Feb 07 $592K and Feb 06 $627K. Land was also up, going from $237,500 in Feb 10 to $713K in Feb 11. Condos are the only type of property that went down; they were at $370K last Feb 10 and fell to $144,500 for Feb 11. Keep in mind; this is a median price and not an average.
