The Active Rain Domino Effect

 Domino 1 - I received a call from a seller in Wellington, a well known horse area, asking about a  listing presentation.  They currently had it on the MLS with a flat fee, MLS only company and were not happy with the results.  They had heard about me through a Realtor friend in Ocala who must have read about me on AR as Ocala is 4 hours away from me.  The sellers are racehorse trainers and want to move to Ocala.  Their property is worth around $1.7M.  They decided in the end they want to take the property off the market for awhile, so I didn't get the listing, but still stay in touch with the sellers....

Domino 2 - I receive a call from an out of towner (via Active Rain) who wants to lease-option a property here in South Florida and has, what I originally think are easy criteria; 4 bedrooms plus, 6 stalls plus, $2M maximum, 2.5 Acres plus... "piece of cake" I think....uh, no!  I found just a handful of properties that really fit his criteria and the number of sellers willing do tie up their property in  an 18 month lease-option without assurance of a sale shrink my options even more.... Ah ha!  I think of Domino 1 and call her.... "Sure!" she says so I am taking my out of towners up to her property this weekend along with one other option I found via the MLS.

Domino 3 - I receive a call from an out of country buyer (again via AR) who is looking for a 50 AC plus horse facility for race horses in Ocala and asks for my assistance.  He is willing to look at properties, possibly up to $10M!!! Now "race horse ready" is not exactly a term you plug into the MLS so I shoot out an email about Domino 2 and Domino 3 to my extensive email list of horse owners and other horse affiliated people asking if they know of anything and  whoosh....Domino 1 says they are going to Ocala to look for property for their race horse operation and will look for me while they are up there....

 

 So here are three deals in the works that area all a result of Active Rain, all have criteria that can't easily be sourced through the MLS and all helping me put the puzzle pieces together of happy sellers and buyers!

This is a perfect example of how niche targets and AR come together seamlessly!  Thank you AR!

Hi Janie:  I think that is really great.  Active Rain has such potential.  It gives us all a wonderful chance to let both the people living in our home markets, and those in other parts of the country a great ability to get to know us.  Then come the referrals.

Chuck - it is definitely reachable, the the key is finding out what YOUR consumers are googling and then write about it and they will find you, a la Field of Dreams

Stephen - aaahhh shucks, I'm blushing!  Media coverage is about the best you can get b/c it adds so much credibility to your name.  Make sure to post it on your website with a link!  My business partner found me through a media piece and we have been partners for 2 years now and I couldn't have asked for a more perfect partner had i dreamed one up!

Thats  nice!!  I have seen so many agents discount the "client at hand".  What we all  have to remember is that most of us know at least 100 people. And for those who are socially inept they still have family, go to the grocery store ect, you get my meaning.  You might be suprised at how they sing your praises.  "Wow, someone was nice to me" I have found that by helping the ones that you don't make a penny from are my biggest cheerleaders.  Who does anything for free these days?  I do.  Now there's a way to differentiate yourself.
