Maple Ridge, Midtown Tulsa 2010 Market Snapshot March 4, 2011

In 2010, 16 Tulsa properties were sold in the North Maple Ridge neighborhood (one was a condo). Home prices vary widely in this neighborhood with the lowest home selling for $98,500 and highest selling for $482,000; average price was $241,525.

As of this market snapshot March 4, 2011, there are nine active listings in Maple Ridge. The active properties are listed at prices ranging from $184,900 to $985,000.

The first Tulsa neighborhood to be listed in the Oklahoma Landmarks Inventory was Maple Ridge, which is south of downtown Tulsa. Per Wikipedia, Maple Ridge is bound by the Inner Dispersal Loop (Hwy 51) on the north, Hazel Boulevard on the south, Peoria Avenue on the east and the Midland Valley Railroad right of way on the west.

The northern portion of the district, between 15th Street and 21st Street, has been zoned with Historic Preservation Overlay Zoning by the City of Tulsa and is called North Maple Ridge. It was placed on the National Register of Historic Places on April 6, 1983.

Large lots and homes were governed by the state’s first subdivision regulations, and the architectural styles vary from two-story brick mansions, bungalows and even Spanish stucco. Throughout Maple Ridge, beautiful rose gardens abound, and the streets are still lined with graceful trees and lush plants.
