I know that the ratification process can be quick, or it can be painstakingly slow if there are negotiations at hand. But, when you have an agent that tells you that the sellers are happy with the offer and they will sign it, how long should you wait?
Today is the 7th day! Really, 7 days. Original excuse was that (yes, it is a short sale) the agent needed updated information (docs) to submit to the bank. I didn't mention to her that I didn't need those docs, I only needed the contract because I didn't want to confuse this agent. It was already evident that I had a battle on my hands when the agent didn't know what the Residential Property Disclosure Statement was when I asked for a copy. I was actually asked to send a copy of what I was asking for so they could see what it was that I wanted!
So, I am patient. But, when, for three days now, I am told that I will be getting the docs "today" (as the agent calls me "Lisa") I get a little concerned. What an up hill battle this will be. I want my buyer to commit to this sale, but it is really hard to be committed to something that starts out this rocky...especially a short sale.
I admit that today I pulled a few houses new on the market just in case! How long would you wait to get a ratified contract?
