Just four days into March and you can already feel that Spring fever is in the air. Little buds are popping out of the trees and flowers are starting to peak up from beneath the mulch beds in Braemar. With January and February behind us it is time to look at the resale activity for single family homes n the Arista Series in Braemar. What's an Arista Series home? Brookfield Homes with the following floor plans: Allister, Buckingham and the very popular Canterbury.
There was only one resale of an Arista Series home during the first two months of 2011. That was a Canterbury model with four bedrooms, four and a half bathrooms and a fully finished basement. It listed for $405,000 and sold for $425,000. The buyer needed no closing cost assistance and it only took twenty days on the market to find that buyer. Even though it's just the one sale, it's an improvement over the last Braemar Property Value Report (November-December 2010) that showed no sales activity at all.
The $425,000 sold price is nearly a 4% increase in average market value since this time last year!
If you placed your Canterbury, Buckingham or Allister model home on the market in Braemar, and priced it to current market conditions, you could expect your home to e under contract within one month's time. The shift in market demand seems to be in favor of single family homes in exactly the Arista Series price range.
The next Braemar Property Value Report will be out in May.
