March is here and Spring fever is already beginning to hit Braemar. The days are getting longer and already we see more and more people getting out and about to walk, run or even bicycle. So with the first two months of 2011 behind us, we will take the opportunity to look back at the resale activity of Carriage Series homes in Braemar.
What's a Carriage Series home? That's easy. These are single family homes with detached garages. (Of course, not all Carriage home have a garage. Some homes chose to have only asphalt where the garage would normally sit.)The models that make up the Carriage Series homes are: Maplewood, Norwood, Oakdale and Parkdale.
Between the months of January and February there were two resales of Carriage homes in Braemar. Both were Norwood models. The average of their sales prices brings the avearage market of a Braemar Carriage home to $296,000. That's nearly a 2.5% decrease since last report (November-December 2010) and over a 3% decrease since January-February 2010.
If you placed your Braemar Carriage home on the market, and priced it to current market conditions, you could expect to have your home under contract in about a month and a half. You could also expect to pay an average of 1/2% of the sales price in closing cost assistance to the Buyer.
