A Dining Room Should be A Dining Room

When selling your home a dining room should be a dining room.  Return the rooms back to their intended purpose so buyers know which room they are standing in.  We did that in this Fairfax, VA townhome we staged.  It is an occupied home but the owners were using the dining room as their living room and had their table in the kitchen.  We just moved things around and here are the before & after results.

Mannie ~ You gave your clients excellent advice ... when selling, dining rooms should be shown as such so that buyers don't get confused as to the function of each space.

100% agree that changing this back to the Dining Room it is meant to be was the right thing to do.  Otherwise buyers are confused and left to "guess"!  GREAT transformation!

Great post and I totally agree! Buyers get confused when you present a space as something other than what the room and its fixtures tell them it is! We recently did a consult for a client who had morphed his dining room into an office and it was very disconcerting to walk into. He was against changing it however after listening to the reasons why - he did it - and now buyers will 'get' the space and therefore assign more value to the home!

I'm in agreement too. I had one client do it recently and one that insisted on keeping it a playroom. Rooms should show their purpose to the buyer otherwise the house is short a feature.

Thank you Everyone! At first it was a bit tough to convince the owners to move it but when I explained why they totally got it.  They are very motivated sellers so it only took a second to convince them.  Thanx stopping by everyone.

Mannie, I had one client who used dining room as an office, they even had comments . We explained that buyers usuallly have dining room in their criteria list . Maybe they will use it ones or twice but that will be after they will buy the house.
