Why do they wait?

I spoke to a buyer today who wants to wait until the market hits bottom and home prices are at their cheapest. I spoke to a seller who wants to wait until the market comes back before he sells. Who is right? Is the market at it's cheapest? Is it coming back?

I don't know those answers for sure, and neither does anyone else with any strong degree of certainty. Peace in the middle east, prices go up; civil wars in the middle east, prices will drop further. Viable alternative fuel found, prices soar; oil produstion plummets, prices drop, the Met's win the World Sries; well I guess we don't have to worry about that one. The point is you would need a crystal ball to see the future of home prices, and there are no real crystal balls. So, what is a buyer or seller to do?

The same as we do in our everyday lives, make intelligent decisions like you do daily. If your hungry you eat, if your thirsty you drink. If you need to sell your home to get on with your life, get a great realtor and sell it. if you need to buy a home so your family can live comfortably, buy the home. Does anyone buy or sell at exactly the right time. It's inpossible to time the market, so enjoy your life and make sensible decisions. There is no pause button in life.

Tom - Great thoughts that remind me of when we were thinking of starting a family... Is there ever a perfect time?!  But we wanted kids and here we are now w/ a 9 & 14 yr old and can't imagine ever questioning if we should wait for a better time. I know babies and homes aren't the same thing but can certainly vouch for the emotions involved with each! :-)

it's not possible to time the market, by the time they realize we've hit "bottom" it will be too late for them.

That is a very foolish attitude. I listen to such people, nod politely, and then leave them to their own devices. I only work with smart people.
