Braemar Townhouse Report: January-February 2011

The first two months of 2011 are behind us and Spring fever is hitting Braemar.  Time to take a look back at Braemar townhouse resale activity for the months of January and February.  As always, you will find that resales for Braemar townhouses are divided into two categories:  Garage and No Garage.

For the second straight reporting period, Townhouses with No Garage in Braemar saw no resales this report.  With Spring fever hitting area buyers, it is unlikely this will be the case when we get to May and are able to report on sales from March and April.  Hang in there.

Unlike Townhouses with No Garage, Braemar Garage Townhouses saw four resales in the months of January and February.  Their average bring the average Braemar Garage Townhouse value to $250,750.  That's a 6.5% increase since last report (November-December 2010) and nearly a 9% increase since this time last year.

If you needed to sell your Braemar Garage Townhouse, and priced it to current market conditions, this reports tells us that you could expect your home to be under contract in about ONE WEEK!  You could expect to pay an average of 2% of the sales price in closing cost assistance to the buyer.

Surprising that no townhouses without a garage have sold in the last four months.  Those generally offer more living space.
