Early March in Bristow, VA can either be more like winter or more like spring.  Kingsbrooke residents are happy to see it's been more like spring overall.  And with February behind us, it's time to to see what the resale market for Kingsbrooke Townhouses has been.  Comparisions will be made to last month's report of January 2011.

KINGSBROOKE ACTIVE TOWNHOUSE LISTINGS

There were no Active Listings in February.

Any listing that hit the market in February was Under Contract before the month was out.

Just like last month, there were no active listings for Kingsbrooke townhouses that stayed active all month.  And since active listing prices are merely suggestions, the lack of data in this category is not something to be alarmed by.

KINGSBROOKE TOWNHOUSES UNDER CONTRACT

6 Listings were Under Contract

All were Short Sales

High List Price at Time of Contract was $250,000

High Marketing Time was 95 Days

Low List Price at Time of Contract was $184,900

Low Marketing Time was 4 Days

Average List Price at Time of Contract was $205,700

Average Marketing Time was 22 Days

Once again, all the townhouse listings under contract in Kingsbrooke are Short Sales.  There was one more listing under contract this month compared to January.  High list price at time of contract is the same, as is the high marketing time.  Low list price at time of contract was nearly $15,000 lower this month; low marketing time was the same.  Average list price at time of contract was nearly $3,500 lower this month; average marketing time was 5 days less than it was in January.

KINGSBROOKE SOLD TOWNHOUSES

There were no Sold Listings during the month of February.

With no Kingsbrooke townhouses in the sold column for February, and five lisitng having been under contract in January, the importance of a good Short Sale Agent is easy to see.  Not all Short Sales takes three or more months to get approved.  Working with an experienced Bristow Short Sale Agent is very important for Kingsbrooke townhouse sellers.

Cynthia:  There certainly is a lack of inventory for a would-be townhouse buyer.  We need more of these Kingsbrooke townhouses on the market.
