I thought it might be interesting to look at some statisticsin our Pullman Washington Real Estate Market since 2009. I ran a search for a 3 bedroom 2 bath homes that SOLD in for Pullman Washington for 2009, 2010 and thus far in 2011. Now of course, it is too early to tell about 2011 as we have only had 2 months of closed sales, and many of those were under contract the end of 2010. And of course, we must take into consideration that the tax credit was effectively over after April 30, 2010 as the buyer needed to be under contract by that date.
That being said, Interestingly the statistics is what I have seen in my business these last 3 years. I was actively selling real estate in 2009 and that was the year that we began to feel some of the market slow down in Pullman Washington. Certainly not like many of the hard hit areas across our country, but we did see a slow down.
In 2009 the average price for a home that sold was 200,850 with a median price of 192,500.
2010 the median sold price for a 3 bedroom home was 184,900 with an average of 201,520.
Thus far in 2011, the median price for a 3 bedroom house that sold in is 174,500 with an average sales price of 191,785.
I am curious to see what the future holds for the market this year...as always time will tell.....
