Flier Boxes For Advertising Listings

When I list a property, I do several things in addition to taking and posting as many pictures as allowed on our local MLS.  I usually spend several hours looking through the pictures seeing which are the best representatives of the property. 

I put together a virtual tour of each property and make sure it goes out to the various internet sites and send out postcards advertising the property.  I advertise the property in the local real estate book and try to put it in the local homes section of the newspaper several times.

5422 PresslerI also put a flier box in front of the property with color fliers for interested buyers and neighbors.  I put as much information on the flier as I can and several pictures of the inside of the property.  The one item I do not put on the fliers is the price of the property.  I don't actually leave this information off to encourage phone calls, but so that when the price changes I don't have to throw the fliers away, since they are definitely not free. 

I have read from several agents that putting fliers out is a waste of money.  However, one time I was talking to an agent who told me that when she was out showing homes, her client would not look at a home that did not provide a flier to the potential buyer, his saying was "no flier, no buyer". 

When I have sponsored open houses, very seldom does the potential buyer not have a flier in their hand when they come in the front door to view the property, even through I have the fliers available for them in the home.  So for now, I will continue placing fliers in flier boxes in front of the home.  I want to continue to give my sellers every advantage I can to help them beat the competition and get their home sold as quickly as possible.

I go back and forth on flyer boxes....It depends on the neighborhood, and if it is likely that kids will mess with it and toss the flyers all around, I don't use them.

I like using a flyer that has 5 photos (l of each of the main rooms) the price and a great description, I feel it draws good calls...The person who picks it up can see from the photos if they like it inside, from the price if they can afford it, and my phone number to call for an appointment!

I am a beleiver in flyer boxes. My flyers are in laser ink color. I put out 20 at a time and monitor the boxes.

I always figure the first 10 flyer's are neighbors. The rest are potential buyers. I also leave the price off to make them call me.

A flyer box is a good investment for most residential listings.  They do provide a MLS number and address for reference for the buyer.

Suzanne--I am with you on the importance of flyer boxes.  Very important for neighbors and drive-bys.  However I used to walk the flyers to the neighbors' homes as it gave me an opportunity to talk them.  Great way to meet the neighbors and they want to talk and find out the who, what, why, etc.  Good luck.

Suzanne, I think the fliers are important, but I have noticed that when the box is empty I get almost as many calls off my sign.  I'm not sure 100% what the answer is...I have one listing that I've put well over 500 fliers in with no offers...and others that still have the 25 fliers I stocked it with...just scratching my head.

Nick, at least the seller knows you are working to market their property, the fliers are something visible they can see you are doing.

I too think fliers are very important.  For every house I stage I make a flier about the house with the Realtor's contact information (with the Realtor's permission of course) and my services.  I take six indoor shots to place on the fliers.  They always go fast... people want a picture and information about the property to remember it well.  It's hard to see everything just walking through the house one time.... so pictures help a buyer remember it better!  Thanks for the great post!
