Taking care of your Atlanta real estate client brings more clients

 

I am always surprised to hear about the other Atlanta real estate agents wanting their inspectors to not find any problems with a home they are inspecting.  Jay Markanich, an inspector in Bristol, VA wrote a great post Hello, Goodbye that spurred this post for me.   It makes NO SENSE for a real estate agent to complain about what an inspector is finding during an inspection – or telling the inspector outright, you better not find anything here. 

 

Garden Hills home sold by Michelle Francis Buckhead RealtorFirst, by our Realtor Code of Ethics, Realtors are supposed to be looking out for our client’s BEST interests.   Personally, I really want the inspector to find everything they can about a home, as Tim Francis Realty would much rather our clients know BEFORE they are out of the due diligence period and obligated to buy the house.  If they want to walk away, I am really great with that too.  

 

Here’s why.  The last thing I want to happen is to have them buy the Buckhead house and then find a major structural issue or determine something that would have made them not buy the house.  It will make them and me unhappy.  Then, it’s an issue of how to fix it and repercussions of how, if any claims against the previous owners if appropriate in terms of if they were hiding something. 

 

Chastain Park home sold by Michelle Francis Buckhead RealtorTim Francis Realty would much rather go back out looking for my Atlanta real estate clients next home again than get into something that is more than they are up for.  Having said that, we’ve gone out and then ended up coming back to the same house after two weeks.  It just gives all of us peace of mind to understand the inspection issues.  Many inspection items are actually not that big a deal, but it takes time for that to sink in.

 

What some other real estate agents might not understand is that being on the client’s side and doing work for their best interest leads to other business.  There is nothing more satisfying to hear a new client tell me they really wanted me to help them, as they know I am out for their best interest and will take care of them like I did their friend.   I take care of my clients because it’s the right thing to do and is how I want to be treated by a service professional.  The good karma that comes around is just gravy!

The Realtor you are describing is not an advocate for their client they are an advocate of their own wallet. This is the kind of Realtor you want to avoid at all costs if you are a consumer!

Definitely an ethics issue that could come back to bite the Realtor in the long run.  I agree with Bill...no way this Realtor has the clients best interests at heart.

You are so right Michelle. We do sometimes accuse inspectors of being nitpicky and while some of them are, it is still up to us to help the buyer address concerns that are of importance to them.

We want the buyers to know all reasonable things to know before buying.  (I remember my first inspection report - scared me silly, but it was all just the normal stuff.)
