Well, why would I say that? Because I believe it's true, and it may be a well kept secret.
Now, why would I think it could be a well kept secret? Because recently I've been speaking with Realtors and buyers in Charlotte County, who are either not aware that RD (rural housing) is available, or are not aware of its benefits.
Is RD available for all properties in Charlotte County, you may ask?
No it is not, but it is available for a great deal of Charlotte County properties and if you want to check on a particular property just go to http://eligibility.sc.egov.usda.gov and click on single family under "property eligibility." Or
Call me. (the guy over there to the right)
So, are there any other restrictions?
Yes, there are.
The property must be a single family owner occupied dwelling, and you must satisfy some income limits.
1-4 family households cannot exceeed $74,050; and 5-8 person households cannot exceed $97,750.
But, there are some possible adjustments if the limits are exceeded.
So what's so special about Rural Development?
Check this out.
no downpayment
no pmi
not limited to first time homebuyers
unrestricted gifts
no property seasoning
that's not all, just some of the good stuff.
So, if you're thinking about buying a home as your primary residence in Charlotte County I just want you to know.
USDA/Rural Development just LOVES Charlotte County Florida!
they do, really
