You've heard the expression don't judge a book by its cover - but that happens every day with houses. Potention Buyers drive by a property and they either book a showing or check it off their list. WHY? Because if the exterior of the house isn't appealing then no one will want to see the gleaming hardwood floors, updated kitchen, master spa, etc., etc., etc.
Touching up the paint, washing windows, changing the mailbox, ensuring that the walk is cleared of snow, cutting the grass and removing the weeds (summer months) are all things that make an house more appealing.
Once they enter the house, make sure that they get the WOW factor - inside paint is neutral; flooring is updated, smells good and its clean.
The next WOW would be in the kitchen - counters cleared, no dishes in the sink or dishwasher, nicely set table or some seasonal flowers. One of my Sellers baked cookies and the Buyers hung around and visited the house a little while longer and yes, there were multiple offers. You never know what's going to make it click.
