SOMLS, Southern Oregon Multiple Listing Service just posted the rolling quarter statistics for Feb 2011 vs same quarter Feb 2010.  Below are some highlights:

Inventory in Jackson county is down from 1886 to 1601 - -15.1%

Existing home sales up from 378 to 401

Ashland median home price is down 9.8% for one year change, but for same rolling quarter median is up 4.3%

Medford median home price is down 12.9% for one year change, but for same rolling quarter median is up 3%

Inventory is down, unit sales are up, and quarter-over-quarter average and median selling price is up.  That sounds like good news to me!  I hope that market continues to stay strong this year.
