Gracious entrance to an Islands at Mauna Lani condo conveys the peaceful environment at this complex

When my business partner Pam found a super deal at the Islands of Mauna Lani for buyer clients last December, that was the first sale in that complex in over two years.  The 2008 sales prices ranged from $1,085,000 for a 2-bedroom to $1,625,000 for a great 3-bedroom.  That's why Pam's 2010 sale shocked the real estate community, as the price paid by her lucky buyers was only $650,000 for a 3-bedroom.  Sometimes when the listing says "motivated sellers", it means just that...and this was not a short sale or foreclosure.

There was another active listing that was a "foreclosure" (REO) that her buyers passed up. It had been priced initially at $680,000 for a 2-bedroom. It lingered on the market through several price reductions, until just pre-auction the price became a "best buy" and got scooped up per my previous Best Buys at Mauna Lani post.

Today a third Island at Mauna Lani condo has found a buyer. In 500 days on market, the price on Q4 edged down from $935,000 to $679,000.

Are there any remaining deals at the Islands? 

The 2-bedroom condos are listed for $850,000 and $939,000.

The 3-bedrooms on the market are for sale at prices from $1,175,000 to $1,395,000.

The only question is whether another seller's staying power will crack...or whether the market will come up to meet their prices.
