Selling Atlanta homes well requires me to be a Realtor Detective

 

When we start working with buyers and understanding their needs and wants, as well as price point, we then get immersed in the details.  I love the saying the Devil is in the Details and many times I feel like a detective. 


First, there’s determining what homes fit our buyers needs, followed by seeing how intelligently homes are priced for their neighborhood.  We run Buyer’s CMAs on every neighborhood we show and this gives us a fabulous black and white snapshot of what has SOLD, tells us the area real estate trending in prices & Days on Market, as well as gives us an idea if the new active price points are at all in line with recent Sold prices. 

 

Along with this information, we always review the Atlanta GA property tax records on our FMLS system.  This gives us the date and price they bought the home, as well as a probable mortgage amount.  For instance, we can see if they paid a price three years ago and are actually priced higher today.  If they are priced higher is it because of a kitchen redo, update or renovation?  If not, they just are not realistic about today’s Atlanta market prices and are overpriced because the market is not higher.

 

If we decide to see the house after those reviews, when we are there I am looking for any items of concern that I can find as well as a review of their Georgia Seller’s Property Disclosure Statement.  As well, we try to keep our eyes open for any items that might a concern – horizontal cracks, settling cracks, water stains in the basement, attic or ceilings, sloping of the floors (or house!), etc.  I’d much rather my buyers have all the information they need to make an informed decision, rather than hide the info hoping they won’t notice. 

Then, once we go under contract, Tim Francis Realty wants the inspector to locate and note any items of concern or safety issues, so we know what is going on with the house.  If my buyers decide to walk away, no problem, I’d much rather return to our home search than find out after they buy of an issue that is untenable to them.  It just makes sense; I want my clients to enjoy their home with as little “surprise” stress as possible. 

 

The more we find out the better prepared my clients are to buy a home that will fit their needs and dreams for years to come.  As well, it will be easier to resell if we limit the surprises for us and any future buyers!  The devil is in the real estate details and I will continue to be an Atlanta Real Estate Detective.
