Some buyers who are considering Carlsbad homes prefer, or even require, that their new home be in a gated community.

Gated communities, for some, provide a sense of security, or at least that perception. And there are often economic reasons for wanting to be in these particular neighborhoods. Others regard such communities as being snobbish or classist.

Some gated communities ARE truly secure, at least from car traffic, and are surrounded completely by walls. Others may only have a gate at the entrances but could allow access on foot elsewhere, thus security is perhaps only perception.

None of the complexes in Carlsbad provide staffed gatehouses at the entrance as you will find in some of the gated communities in Rancho Santa Fe.

For those who prefer to live in a gated community in Carlsbad there are a number of choices, most of them in the Aviara and La Costa areas:

  •  Plaza de la Costa and Plaza Bonita- small complexes of attached townhomes adjacent to the La Costa golf course ($400s to $600s)
  • Barrington Place - unique English-style detached homes adjacent to the La Costa golf course (high $600s to high $800s - photo at right) 
  • Balearas at La Costa Greens - new construction homes, mostly sold out (5 homes, plus 3 models, remain for purchase. Some with golf course views. Priced from $1.3 million to about $2.1 million.
  • La Costa Ridge - Master planned community with 4 neighborhoods with different floor plans, styles, sizes and amenities. New homes in process or to be built still available for purchase. Prices range from mid $800s to mid $1 millions
  • Aviara- gated communities in Aldea ($600s), Aviara Point (high $1 millions to mid $2 millions), Bella Lago ($1 millions), Isla Mar (high $900s to high $1 millions), Marea ($700s), Sanderling ($500s and $600s), and Viaggio ($700s).

There are also estate homes in the La Costa area that are stand-alone gated properties, in the mid $1 millions to as high as $5 million.

Jeff, I know that gated communities are popular in many parts of the country, but I do not thing I have come across any here in Connecticut.  I guess I am going to pay a little more attention to that.

In our St Petersburg Florida market, most buyers don't care if they are in a gated community or not. We do have some that only want a gated community, and a smaller number that absolutely do NOT want a gated community. Isn't it great that there's something for everyone?

Paula - it IS unique. There is NOTHING else out here that I have seen like it. Reminds me of some of the small neighborhoods I saw in London years ago.

George - I have seen more of them in the Greenwich/Fairfield/Westport area than further out. There is a fair amount of it out here, especially in the more affluent communities.

That's true for me too, Sharon. Most don't have a strong preference. But I did just pick up some buyers where a gated community is a MUST HAVE.

Jeff - Enjoyed your article on gated communities - because the majority of your county is older - it was built before the gated craze - Sharon is right we have some but it really limits your options and we have so many great neighborhoods - waterfront and golf communities too with no gates. Looks like you've got great options for buyers in the Carlsbad area.
