It's Spring!! Time to SELL!!

In Arizona, spring means two things to me ... (1) the sweet smell of orange blossoms in the air; and (2) IT'S TIME TO SELL YOUR HOUSE!!  Spring has always been considered the hay day of the annual real estate cycle.  Buyers come out more frequently in these months to purchase in time to move during the summer, and get the kids settled before school starts in the fall.

Arizona is doubly active in the spring.  All winter long, "snowbirds" (as they are affectionately referred to here) have spent the winter enjoying the warm weather, and great outdoor activities.  Before leaving to head back to Montana, Canada, the Midwest, or the Northeast, many of them decide that this is the year to finally buy a second home of their own in the Valley of the Sun.

Even though the market is relatively low right now, if there is a need to move in the next 12 months, this is the time to bite the bullet and just do it.  The buyers are there.  They will start to dry up in a few months, and then you're looking at another 9 months until the buying season kicks in again.  

If you're waiting to sell because you think prices might be higher next year at this time, you might want to think again.  Most experts agree that the glut of distressed properties will last for at least two more years, holding prices down for that time period.

If your thinking that you can't sell because you're upside down on your loan, think again.  Short sales are happening all over the place, and are much less painful than they once were.  Plus, there are many options for short selling but keeping your credit in good shape so that you can buy again very soon.  

The bottom line is this ... If there is any chance that you will need to or want to sell your home in the next 24 months, the time to get off the fence and sell is NOW.  Don't miss the current pool of buyers while they're still here, and anxious to buy.
