The Bottom of the Market!

RainbowPeople are always looking for the bottom of the market like they look for the end of the rainbow.  When you think you got there it is gone.  It is very difficult to find the bottom of the market and it is only after several months that you can look back and say, "That was the bottom of the market."

There are home buyers always searching for the bottom of the market before they decide to purchase.  They rarely find the bottom and end up purchasing somewhat higher than the bottom.  You can usually come close to the bottom, but only a few, and by accident find the very bottom.

The real estate market is cyclical and prices fall and increase.  You should purchase a home with the idea that you will be in the home for a long period of time and not worry about buying it for the absolute lowest price.  After you purchase and enjoy a few years of appreciation it doesn't matter if you paid a little extra for the home.

Right now is the best time in five years to buy real estate.  Prices are near the bottom and the inventory is very good.  It will take some time to find the right home so it is a good idea to start searching now.  Part of the problem that buyers face is the media.  Falling markets sell newspapers and the media loves to write about this.  Forget the media and listen to your realtor.  He or she can tell you that now is the time to buy and there are tons of great buys ready to be swooped up.

There's an old axiom in stock trading, if you can see the bottom, you missed it.  The same applies to real estate.  Buyers who tell me that they want to wait for the bottom or that prices will keep dropping, I simply tell them that the market is going up, prove it (we're going up here), and then let them decide.

That is what NAR is trying to tell the public with the bus thing. . the time to buy is now. .

If my family is hungry, I don't wait for food to be at the bottom to buy it!

If I need a roof over my head. . .why would I wait?

There's a joke or saying "How can you tell when stocks (in this case real estate) have hit the bottom?  The prices have already started to go back up."

Ron -- I'll tell you when we have hit bottom -- a few months after we did.  You're also right on forgetting the media and listening to your realtor. Additionally interest rates should be carefully watched because the price of procrastion could be very high.

Good morning, Ron. As you note, trying to “pick the bottom” is simply a gamble. It’s best to focus on finding a home you love, that you can afford, and that you plan to live in for the next few years. Odds are home prices are about as low as they’ll get... and interest rates are too.

Well said Ronald!  The only place the bottom can be seen is in the rear view mirror.  Same thing with the top.  We're usually somewhere between the two - those who buy or sell right at either one don't usually do so with that intent
