I recently read an article in our local paper about selling homes with Feng Shui.  They illustrated a home that was on the market for a very long time.  After the Feng Shui Master came in and used Feng Shui on the same house - it sold a week later.  I don't go as far as burying Saints in the corner of homes, but I do believe in applying the basic prinicples of Feng Shui, which by the way are pretty much in line with Home Staging. 

Feng Shui is the ancient Chinese art of placement used to create balance, harmony and well-being.  I think we all do that when it comes to Home Staging.  The most important thing about Feng Shui is maintaining or creating the flow of chi or energy.  There are different ways to go addressing that, in terms of decluttering, and making sure the five elements are in alignment (using different colors, accessories and shape).  For those who have studied Feng Shui, you know that is very simplified version of using the art of Feng Shui.  For those who still aren't sure what it is, Feng Shui, according to Steve Kodad, who has a book out called "Feng Shui for the Real Estate Agent," is the study of the impact our environment has on our personal energy.  Have you ever entered into a house that felt right?  Perhaps you relaxed in a peaceful garden or you walked into the room and it was warm and inviting?  That can be attributed to either really good staging or feng shui, or both.

Home Staging with Feng Shui sold my staged property in 2 days!

When I staged a property for a realtor/investor, for some reason, I really took great care making sure the colors were right, closing the drains and bathroom toilets (don't want money leaking out), and creating a good energy or chi.  I normally apply basic principles of Feng Shui in all my properties but not necessariy, worrying about all the color quandrants and the 5 elements, definitely not worry about stopping up drains.  In this case, I did.  The house sold in 2 days.  I had the privilege of meeting the realtor who sold this home to his buyer, he recently called me to stage a property of his.  He works out in the South part of town and sold it to the other end, North part of town to show it.  He loved what I did with what would have been a nice, very neutralized vacant carriage home, but said, the staging (and he didn't know I Feng Shui'd it) had a great feel and made a great impression on the buyers.

Now that I think about it, I should go back to my other staged properties to apply some more Feng Shui principles.  The real estate market is hurting, we are 90-days plus days average on the market in Charlotte.  See you, off Feng Shui'ing I go.

Great Job Marcyne!  That's funny about closing the lids of toilets and the drains in the sink so money doesn't leak out.  But I also do it and get on my kids to do it.  It seems like I'm constantly closing the toilet seats!

Furniture placement is important and I don't know much about Feng Shui but when I stage or design it has TO FEEL RIGHT. I would love to learn more about this ancient principle.

Hi Marcyne - I went into one of my staged homes and stiffed around at the drains.  There could be an odor that permeates without being fully aware of it.  I might go back and close the drains for that reason only.  Thanks for mentioning the drains.  I always close the toilet seats for appearance sake.  I am not into Feng Shui for religious reasons.

Marcyne, Your staging job is beautiful. I have read that the toilet should be closed because when you flush some germ particles are spewed out to your counter tops, towels and toothbrushes. Disgusting.  Plus who wants to look at the toilet bowl? Call it whatever you wish, but most of the principles are just based on common sense.

The pictures of this home are lovely.  I also get a feeling when I walk into a house. If I feel comfortable, I let the homeowner know.  I am a believer in feng shui and have been applying it to my life long before I discovered staging.  Thanks for the great post.

Diane, I need to apply that in MY home because I feel like money is always going...recently I had my refrigerator sideby side break. Not only did I spend money to fix it, I had to replace everything in my freezer, filet mignon, fish, shrimp, all the good stuff.  Then my carborator broke, then my dishwasher, ...we are talking 3 years old of a new construction home!  Anyways, things are back to working, but now that I think about it, I should apply principles in my own home.  As they say, cobber kids always have the most worn out shoes, or something to that affect.

Joan, I am religious too so it is a little conflicting.  I hope closing the drains work.

MaryAnn, I agree - practical.  I have to close the lid because even in a vacant w/people using them (although they know they are not supposed to) you eventually get rings and it gets yucky.  The spewing of germs, that is totally gross.

Rachel, Thanks, I hope I can refer to you for some Feng Shui questions.  My teacher is not always available.

Marcyne, the house looks great. No surprise it sold so quickly.  There is definitely an energy that you get when you walk into a home and that's why balance is so important. When people say "This feels like home" it's because of the energy they get when they step in the door. It's wonderful to be able to create a space that has good energy and flow.

Marcyne - It looks like I get to echo everyone above.  Your staging looks beautiful.  I completely agree about using the fundamentals of fung shui to balance a property.  I've taken a few classes to learn more about the good/bad energies, etc. because for me it always comes down to "feeling" (just like Tanya said).  Thanks for sharing - Calie

P.S.  90+ days on the market is great - right now, Arizona's average days on market is something like 6+ months - 1 year!  We have over 55,000 houses on the market right now (state wide) compared to our normal average of 7,000.  That's a lot of houses to stage!
