Rates are falling

I watch the market a lot, rates are falling and that is a good thing but here is the problem. Most consumers think that not being able to verify income and stating their assets that they should get the same rate that they see on TV and hear on the radio. Well the truth being told, Rates may be falling but the hits to the rates are going up in many loan products. if anyone has noticed the difference. Let me know what you think.
