Laramie, Wyoming Real Estate: Country Roads

Since we are the land of wide, open spaces, we get lots of calls from people looking for rural land. Many of those calls come from people not familiar with the area. One thing to consider about country living in Albany County is the roads

Albany county has miles and miles of dirt roads.  Some of them
county, some of them private, some a little bit of both.  These roads range from ones somewhat maintained  regularly by the county to those not maintained at all, ever.  Even the well maintained roads can become impassable for days at a time with no guarantee or assurance of county assistance in getting them open again.

The Albany County Planners Office at one time published a helpful guide called Code of the West (By Michelle Weimer). It realistically describes what a homeowner can expect if they take on the challenge of country living in Albany County.  It is an easy to read document that I think should be required reading for anyone considering an out of town purchase.   

Unfortunately, out of respect for copyright law, I cannot share the copy I have here.  And even more frustrating, I can't find a copy anywhere online so that I can provide a link to it!

However, I did find two very, similar versions of the Code of the West that two other towns here in the region have published.  While not identical, they are nearly the same except for some local details.

Brenda- I sell primarily land and access(or lack of) is always a concern. Fortunately, in Kerr County(where Ilive) there are not many dirt roads any more. Most of the dirt roads are just easements and not public.

Hi Tommy - Texas is huge!  I'll bet it's just full of dirt roads!  Kerr county must be somewhat developed or just ahead of its time...

This reminds me of one of the last scenes in the move "Castaway" where Tom Hanks is lost on the dirt roads! Laramie Wy does look beautiful.

You live in a beautiful area of country, despite its rural features.  It is good information to know that people have a local guide to help them.  There are a lot of rural areas in Michigan that have similar roads, but your photos really look remote.  If someone broke down out there, it looks like it could be a long time before they got help.

Knowing that many of the oil workers up here in ND now came from Wyoming I am wondering if there are many areas that have access due to the need to get the oil out?

Terrie - It does doesn't it? I never thought about that before....

Andrea - It's true!  Sometimes people fall in love with the region in the summer and end up dismayed when winter rolls around...

Tim - That doesn't surprise me!  You have some serious snow over there in the valley!  That's pretty bad when the snowplow driver himself gets stuck, though!

Michael - It can be a long time!  I got not one, but two, flat tires once on one of these very rural roads.  And it was a long walk (6 miles) to the nearest house.  (This was in 1988 long before cell phones...)

Hey Bob, "Real Man"- I'll bet if there's oil involved then the chances are very good that that would be a road that is well maintained!  But probably by the company itself, not necessarily the county.  The closest we have to that in Albany county is a road that leads to a quarry.  That one seems to be taken care of by someone.

Ann - Rough would be one way to describe it!  Though, I think ungroomed roads would be common everywhere...

Brenda--I occasionally run into a dirt road here in central Indiana---I will admit that I am spoiled!  I love nice, smooth paved roads!  That is nice that the people of Wyoming are given an idea of what to expect before making the important decision of where to live!

Hi Pat - It is something I hadn't given much thought to until I found myself on some rather scary snow covered, muddy roads when showing homes a couple years ago!  I'm lucky I didn't get myself and my clients stuck out there and now I know to check the roads before agreeing to show "off-the-paved-road" rural properties... :-)
