My market sucks!!! Part 2.

Hi folks. OK, I'm going to make this one short and sweet. As most of you know, my market in Poinciana Fl is brutal right now. Only 1.7% of the available inventory is selling every month. Can it get any worse than that? Maybe.

Anyway, I've been a listing Broker for 13 years and rarely if ever take a listing that doesn't end up selling. It just doesn't happen. I'm an expert on pricing and also at keeping Sellers focused on what we need to do to get their property sold.

I've also been through difficult markets before. When I first started selling in Poinciana there were only 7,000 people and Poinciana was way out in the boonies. It was normal to take a year or more to sell a house.

The last five years or so Poinciana saw tremendous growth. We now have 67,000 people. From late 2004 to mid 2006 property values doubled. In March of 2007 we hit the wall. My market has come to a screeching halt and values are rapidly declining. Homes that would have sold in a week at $210,000, in late 2005, are now sitting on the market, with no showings, priced at $149,000. That's almost a 30% decrease. You can't give a house away in Poinciana Fl.

In the last 10 days:

  • Four of my Sellers have called me to let me know they are now being foreclosed on. All our packing up and moving on. They have no equity left so why fight it?
  • I have withdrawn three of my listings and placed them with a management company to hopefully get them rented and stop the bleeding.
  • I took two other listings off the market because the Sellers can't reduce anymore and together we have just decided to ride out the market decline and try again in a year or so.

Good morning every one! Sorry I missed you yesterday but got a little busy. You know as brutal as my market is right now I'm still having a pretty good year. I'm still managing to get some homes sold and closed every month. But it sure is hard!!!

OK I promise to lighten up with my next post. I reread this one and it sure is negative!!!

I'm heading out this morning to finalize the contract with KB on the townhouse. Wish me luck!!!

That is a dramatic change in your market, however this scenario will be occuring in different parts of the country.  I am not a negative person but I see it getting worst before it gets better.  You a are seasoned having gone through a down period, and you know the market will turn around.  Some of the newer  agents are running for cover.

As much as I love the photos of you and TLW, this one is my second favorite- it's PERFECT.  I can't help but feel some sympathy for those people thinking of starting a real estate career in your area- forget creativity.  This is a math problem, and if they don't get it, you and TLW may well end up as the ONLY go- to there.  Great job.

Wow - I am certainly fortunate that my market isn't suffering like the rest of the world.   Geez I got champagne taste and certainly can't survive on a beer budget.   I'd be in the poor house ....  I am sure you and the Queen TLW will get through it okay and if not... send her out with the gun to hunt them down!!

Wow, things are really tough there right now.  I read the post about that one listing that was reduced $100,000 and was still chasing the market down.  I experienced this back in the 1990's in California but nothing since then has been as bad.  Being newer to NC I have been working mostly with buyers, which I hadn't done in years.  But, it's actually been a good thing!  Hang in there.  As Randy said, you won't have much competition left!

Your not alone brother, in the Inland Empire of California we are not that close to those numbers, we are around 12% but let me tell you the sales rate is dropping like a rock.  Sign of the times!

Hey guys. Thanks for stopping by. Well I have 4 more very good listings coming on this week so that's a good thing. I really needed to rearrange my inventory so losing some of these more difficult listings was a very good thing. In this market you have to have fresh inventory in order to get some of them sold. I'm fortunate that many folks call me to list their properties so I have the advantage of being able to pick and choose. It's the only thing that keeps me selling in this market. Onward!!!!

Sherry, My market has always been price driven. Most folks that live in Poinciana work out of the area. They moved to Poinciana because our values were very reasonable. When the boom came the market was saturated with "flippers" from S Florida and NY. Property values doubled in about an 18 month period. The "flippers" were purchasing new construction an most got into the game too late. Now these properties are sitting vacant with a large amount going into foreclosure. Houses were selling for close to $300k in late 2005 BUT they were NEVER worth that. The values were artificially inflated because even at 300k they were less expensive than other parts of Florida. The folks buying these homes were comparing them to houses in their areas NOT ours. They over paid and now they are paying the price and so is everyone else. Does that help?
