 Working as a solo agent is a decision TLW and I made a long time ago. We truly enjoy our freedom and personally I have a little bit of an issue with control. I am not good at delegating, so having agents and employees just does not work for me.. Since TLW retired from the active side of Real Estate about 5 years ago, I go it alone. The only downside to doing business this way is getting time off. I work out of my home and primarily with Sellers, so I don't really spend that much time away from my home. However, I do spend a lot of time on the phone. My Sellers are guaranteed that I will answer my phone 7 days a week from 8am to 8pm or I will call them back within one hour. I also, arrange all my own showings and handle all the contracts and paperwork. Usually, I have 20+ listings and try to call my Sellers daily. So needless to say I don't have much down time. I haven't had a vacation in seven years.

The way I work does have advantages though. I have the freedom to do what I want, when I want, when it comes to business. The money I save on overhead, by working from home, and not having a staff, is used towards marketing. So even though I am a one man office, I am able to spend thousands of dollars a month on marketing. This keeps the customers rolling in. I never have a problem getting business.

Anyway, today I made a decision. I have decided to take the rest of the week off and to enjoy Thanksgiving with my family. I will still have to arrange showings but judging from how slow the week has started, this won't be too difficult. So, I had to tuck all my Sellers in for the week. If I don't call them everyday, they worry about me. This is the E-mail I sent out this morning.

Good morning folks,

This is just a short note to let you know I am taking some much needed down time over the Thanksgiving Holiday, starting today, Tuesday the 21st. I will be back in full force on Monday the 27th. I will be spending time with my family. However, rest assured that if anyone calls wanting to see your property I will be taking care of it and will give you a call. I do not miss showings, EVER.

This week could go either way. I am expecting it to be very slow but you never know. There are a lot of folks in town over the weekend and some may be wanting to look at homes. So we'll see how it goes. My suggestion is to relax and enjoy this time with family and friends. Unfortunately, the Real Estate market is very unpredictable and this time of the year things are getting more difficult. As of this morning there are 1635 house on the market in Poinciana. This does not include For Sale by Owners or homes that may not be listed in the MLS. So in reality there are probably more like 1800. This figure is up 10% from 2 weeks ago. I currently have 20 homes on the market. On the positive side, all of your homes are priced properly and will sell in due course. As always, I will continue to do everything I can to make sure that that happens, sooner than later.

So folks, have a great Thanksgiving. Hey, at least we have homes to sell! That in itself is something to be thankful for.

Yikes...7 years!!!  Jay and I run away often. With e-fax like Jay blogged about, our Treo's and laptops w/ printers all stashed in out motor home...we can conduct business anywhere.  You need to take a vacation…life is way to short!!!

Even though we have not officially had a vacation in 7 years. TLW and I enjoy every day. In our younger days we traveled quite a bit and enjoyed going out and just having fun. But you know, we really do enjoy just living the simple life and being together. We live in a great spot on a small private lake and like just hanging around. We have dogs, so it does make it more difficult to leave. Our German Shepard(Brutas Tutas) would not take being in a kennel very well. I do like the motor home idea and have thought about going that route. That way we could take the dogs with us.

Ideally our son will be taking over our business in a few years, when he retires from the Marine Corp. Our goal is to build a smaller house on our property for TLW and I and our son and his family will move into the big house and work the business. That way we will have 4 of our grandchildren with us. The Tutas Towne Compound. So don't feel bad for us for not taking vacations. We are extremely blessed.

Take a trip- go out of town- an offer will roll in...it may take up some of your time, but, it will also pay for the time off!

Outstanding letter.  I'm doing something similiar tomorrow morning via email.  When I head out to a conference, I usually send out an email telling everyone where I'm going and how things will be handled while I'm gone.

Hi Guys...TLW Here...

He is right. We actually live in paradise. We have only one neighbor and we are surrounded by orange groves. And we are on a private lake. Our home is on a hill overlooking the groves and Lake. Talk about paradise. Amen to God! 

We do not need to leave to take time off. We just take time off and enjoy ourselves...

Soon, The Handsome Son will return and things will be very hectic with 4 children running around! We are really looking forward to his return. Must enjoy the peace and quiet while we can! :0)

We enjoyed a very busy youth and hanging is what we choose to do...Besides if I put Brutus Tutas in a kennel he would just chew and bust his way out and come home, even if I am not there! What can I say he loves his Mommy!

<Grampy> The Lovely Daughter just called. She wants you to edit JORDYNNE'S name...You spelled it wrong. She said if you don't fix it she will choose Harvard for all 4 of the grand kids. All work and no play...well you know the story.  It took me too long to realize that working endless hours and days is wrong and while clients liked it in some ways, they didn't seem to respect it the way they respect that they respect hearing "I don't work on the sabbath" or "I'm on vacation this week".  They understand - most of my clients are people, too, after all!

Of course, it's tougher to take vacations away when you don't have any other agents working for you...

I feel your pain. Rich and I didn't take a vacation for several years after starting the business. I think the only reason we even took one then was that he figured it was cheaper than a divorce. We have since found though that most of our clients are very understanding about us needing to take time off. We usually let them know in advance that this is going to happen, make contingency plans for emergencies and hope for the best. So far, (knock on wood here) it has. Hope you have a wonderful Thanksgiving.

Does this mean you won't be blogging as well??

You have a lovely family, I'd bet we would all love to see a photo of the other three!  Your letter was just find, your clients will certainly understand the need to spend time with family.  You have loads to be thankful for and you will continue to be  blessed since you really do do the right thing.  TLW should have fun with that line.

What can I say that has not been said? (Great letter- your clients will appreciate that you are taking time for your family, 7-years?- well, if you enjoy every day, 7 years may not be as bad as it seems, but good thing you are taking time off!)

In response to several posts, Activity breeds Activity. I do not see it as Murphy's Law. I actually PLAN small vacations when it is slow - JUST so business picks up - and it always does. Science? Maybe...

Candi, of course you can use my letter. I put it in my post for exactly that reason, to be used as an example. BTW I will never retire. Real Estate is what I do. I love it.

Real Estate is not work to me so I really don't have anything to vacation from. My life is a vacation:)

I recently went on a time share tour.  One of the questions ask was how high I rated vacations on a scale of 1-10.  I rated it a 2. For me vacations are not fun.  Everyone else in the family rates higher in their wants than I do so I end up listening to kids fuss and spend money and my husband focuses on places to eat.  I just want to sulk somewhere on the beach and read which I cannot do.  My idea of a fun vacation is to go somewhere by myself and actually rest and do what I want to.
