Naples Florida Real Estate Update 3-12-2011

Good Day, Naples, Florida Fans!

While us Naples Realtors have come to grips with the concept this season is FAR different than the past several, I've actually compiled all the sales, pending sales, new listings, etc. to see what exactly the recent Naples area statistics are showing.  One might think this data would be readily accessible to any smart Naples Realtor but alas, our MLS is not set up comprehensively. Here is what my quest for Naples real estate knowledge has found.

Here's' the Southwest Florida facts:

Comparing January 2011 to January 2010:

New Listings = Down 5%
Pending Sales = Up 2%
Sold Properties = Up 6%
Terminated Listings = Up 11%
Expired Listings = Down 5%
Contract Back Outs = Down 5%
Extended Listings = Up 12%
Price Changes = Up 28%

Comparing February 2011 to February 2010:

New Listings = Down 12%
Pending Sales = Up 14%
Sold Properties = Up 18%
Terminated Listings = Down 6%
Expired Listings = Down 8%
Contract Back Outs = Down 8%
Extended Listings = Down 3%
Price Changes = Up 8%

TOTAL 2011 Compared to 2010:

New Listings = Down 8%
Pending Sales = Up 8%
Sold Properties = Up 12%
Terminated Listings = Up 3%
Expired Listings = Down 6%
Contract Back Outs = Down 6%
Extended Listings = Up 5%
Price Changes = Up 17%

Many areas are starting to sell better. This is also reflected in the percentage of price changes.  Now that properties are selling, sellers are getting a better idea of what their properties are worth and are responding with price changes accordingly. 

Some sellers are responding to a stronger market by increasing the pricing on their properties too. Proof that Southwest Florida sellers are responding to a much stronger season compared to years past.

Buyer behavior is also substantially different compared to last year.  Many buyers are comfortable with paying a perceived fair market value compared to demanding heavy discounts and while some buyers are remaining firm on their initial offers, some sellers are remaining firm. Offers are being written but not always accepted.  By taking a look at the uptick on pending sales and sales, there is more selling.

More recently web statistics on my Naples Florida real estate website are up considerably. This is a strong indication enthusiasm is starting once again.  One of the busiest days of the year happened just this week. I am impressed at the number of people still searching and contacting me about Naples real estate.

Hi Shannon. Sales in Naples look promising. It seems similar to sales on my side of Tampa Bay. Sales are up which is terrific.

Shannon, the Price Changes were the first item to pop out at me.  Then the "Contract Back Outs", that deserves an acronym all it's own.  Awesome job!
