The Holidays are an ideal time to market and sell homes, as most of us respond to the seasonal sights, sounds and smells with warm and fuzzy feelings... And since most homes are bought emotionally, this time of year is an ideal opportunity to build on leverage those sentiments.

The optimum time to install exterior holiday decorations is two-three weeks before the holiday. Afterwards, be sure to take them down no later then two weeks after the holiday.
Less is more when decorating a home for the holidays. Be conservative and selective on the decorations you display.
Super-sized holiday decorations and large Christmas trees consume can make your rooms feel cluttered and smaller then they really are.
The idea is to focus your prospective buyer's attention on your home... Not your decorations. With the exception of some accent lighting, turn off lighted holiday decorations before showings.
Anytime out-of-town house guests are staying with you, it will be in your best interests to advise your real estate agent to postpone all showings until after your guests have left.
Be sure to include some summer photos of the home and its garden areas, to show your property during other seasons.
Prior to showing, remove snow, ice and leaves from walkways and driveways.
Pick up any pet droppings and clean litter trays as you want buyers to remember your property for all of the right reasons!
The more buyer senses we can engage in the buyer, the stronger the emotional connection to the property. Seasonally scented air fresheners should not be overlooked in that regard. Be sure to maintain a common theme throughout by using the same scent... Otherwise you just may undermine your strategy by creating a sensory overload.

Nice list! I like the summer photos part. Too many people forget to take pictures of the yard in the summer to show off the green and the landscaping.
