Is a Home Inspection a must?

I was watching Holmes Inspection today and the lady in the show said she bought her home without getting a home  inspection. She told Mike that she loved the home and it "looked" fine. After he did an inspection he found many electrical things wrong. Things that could cause a fire. He found a gas line inside of a a/c vent. The one thing that really made me shiver is that the home had city sewer and someone had attached the drain line from the dishwasher into the drain running into the sewer BELOW the trap so her dishwasher was loaded with the gas from the city sewer. She was washing her dishes in this gas!

Ok this maybe extreme but let us talk about home inspections. Are they important? Absolutely. Why you ask?

 

  1. Many times the owners are unaware of little things that could be wrong.They have gotten use to a light flickering or a small slope in the floor.
  2. Defects can be covered up.
  3. The new homeowner is spending thousands of dollars for a home so the cost of the inspection is very small
  4. Some homeowners change things to fit their needs made without the knowledge of how to do it properly
  5. What is a life expediency of the roof? This is a major cost so it is important to know before it is all yours to pay for.
  6. Does it have Chinese Drywall? Hard to tell but an inspectors knows where to look if there is a suspension
  7. Electrical. This is important that the electrical is up to code.
  8. Plumbing. It has been done where the owner lost his home and poured dry concrete down the toilet!
  9. Structure cracks. Normal or a problem? If the inspector has a concern he will refer to a structure engineer
  10. Windows working properly. In case of fire you need to make sure you can get out of the house.
  11. Mold
  12. Termites or wood destroying organisms
  13. There are tons of things that a licensed home inspector can find to save you money or your life.
Is a home inspection important? You bet your life it is.

Always always do a home inspection.  But truth be told they do not catch everything!  Just a good idea to get a better understanding of the home.

If your buyer is going to live in the home, then it is a very good idea.  For those investing in rental property it often makes more sense to have a contractor look at the property.  Home inspectors rarely can give you an estimate of the cost of any repairs.

I would never buy a home with out an inspection nor would I advise my buyers to do without one either!

Nona, great post!  I haven't had a buyer choose NOT to do an inspection yet; but if one did, you can bet that I would make him/her sign a statement saying he waived his inspection after being advised to have one!  Penny wise and pound foolish are the ones who don't have an inspection.

Sussie...Can you imagine anyone telling a buyer not to get a home inspection????

Charles..a good thought. Looking at it from an investor stand point, yes a contractor would be smart.

Navona...I agree Always, always do a home inspection.
