I have been watching the market changes over the last few month and it appears that actual sales prices are dropping.  This week alone four of my cash Buyers are out to get the deal of the century.  I have to write and submit the offer they are willing to pay for the subject property for Buyer Representation and it looks like they will set the new lower price trend for the specific areas.  I feel sorry for those who bought at the wrong time.  The ones that can't afford the property due to the established bad loan programs with arm that are going up.

I am hoping to make each party understand that it could get worse not better.  The Buyer of coarse is going to see what the market may bring in the future.

Gary, we are seeing prices continue to drop, though only slightly. The perception is it's going to be a lot, but I doubt that here in our resort market, and we suspect too for good Hawaii property as well.

Market is certainly softer at this time. However it still a great market. Where in the past we prospected for sellers, we now look for buyers. They're there. I had to adjust my marketing, but it's working. Actually this is a normal market. In the past homes did stay on the market longer, interest rates are low compared to those in the late 80's. We're going to be fine.

A home is only worth what the contracts are coming in for.  I am in a down market as well, and I have a few clients that just don't understand.  They think their house is underpriced, but still they are getting no showings, because in fact they are really over-priced.  SIGH!  I guess it's just part of the deal :)
