curb appeal police I recently listed a home that was suffering from lack of curb appeal. I was confident that with a little effort and elbow grease we could spruce the home up and highlight it's good features. The home would be quite inviting to passer-byers. I spent a great deal of time explaining to the seller that in this market first impressions are key. I also emphasized that the prospective buyer's perception of the property would determine the offering price.

Once a prospective buyer enter the home I do not want them to be disappointed. I believe in staging as well. I believe so strongly in staging that I provide professional consultation to all my seller's. If they elect not to use a stager, at least they have an idea what we need to do to prepare the home for market.

Well I guess my buyer were too agreeable. I received a phone call of reluctance. My seller's said they want to do the bare minimum no more, no less. I will not address a matter this serious over the phone. So I will calmly do my due diligence in person. I know if it is about the money now, it will be about the money in the end. In this market you have to fight to get the attention of the masses. I have seen so many homes that lack the simplest maintenance. Low effort = low return! 

To prepare or not to prepare? There is no option!

In my market area, the buyers have more properties than ever to choose from.  If a seller is unwilling to do the necessary work to prepare their home to show its best, then it must be priced accordingly.  If they are unwilling to do that, then I kindly inform them that I cannot offer my services.  Listings cost us time and money, before we make the money.  I cannot afford to put myself in a no-win situation.

DEB, Yes in this market it is a no-win situation. There simply too many other options!  Buyer's will turn up their nose and keep going. I really believe that selling property is a joint effort. I will not invest my time, efforts and/or financial resources where there is no commitment on my client's part.

You are absolutely right; it is the CLEAN homes that are most appealing. Some homes are a delight to show and some are a horror.  They need to be not just free of dirt but free from clutter as well. Anything that can be pressure washed, should be! It's amazing what a pressure washer can do.

Leslie, I just returned from a showing. I was speechless.  It was a garbage dump. The agent had no shame. I can't blame the seller because it was a REO. I give up.  Even though I previewed the property my clients insisted on seeing it to determine If the home had any redeeming qualities. A pressure washer would be in vain.
