I recently bought an investment condo and lucky for me this property came with a water feature that I didn't
even pay for! The only problem is I don't want this water feature and I would never want one to come with
another house again.

You see, just before we moved in, the condos got new roofs, gutters and siding. All great things unless the
gutter company felt since the gutters were to long that cutting the gutters by an inch would have been to much
effort and decided to put a hole in the wall instead.

Well a couple days ago we had some people by to clean the roofs of leaves and branches to make the condo
project look its best for the sale. Well wouldn't you know it my floor and wall started to get wet and are starting
to show water stains!

You see, we hadn't had a problem over the summer because we haven't had any great big down pours, but as
soon as the pressure washer put a large amount of water in a very short period of time, it was too much. It
wasn't going down the spout fast enough and over shot it right in to my kids' room.

This isn't something that was caught in the inspection, and even when the inspector came out after I told him
what had happened, he was amazed. It wasn't something you could see unless you were looking under the
siding at the end of the gutter.

So the gutter company came out and has fixed the gutter and they are also sending someone out next week to
evaluate the water damage done to my kids' room. I smell new hardwoods for my remodel!

oh YUK,  we've dealt with a couple water leaks this year...on very major. I'm glad so much of that is behind us, hopefully NEVER to happen again.

Be happy it didn't take weeks to make its presence known.  Imagine a wall full of mold.  Not a good thing.

Darrell - No kidding, that would not have been good in the kid's room

Todd or Danielle - They are out there right now! I had some choice words for them, since I have to take apart some bunk beds to have them replace the walls and the flooring.

Linda - Just time out of my day to move the crap out of that room. But, no cost to me!

Patricia - To bad I can't sell it for more with that when we are done with the remodel.

it really could be worse- I have seen much more water damage than that. I had a client who was listing their 2 family with me and the upper level has severe water damage because of a toilet issue which was never resolved- long story short it was a train wreck into the 1st floor ceiling and walls- I had to inform her to fix it or it would never sell!

Jeff - Let's go for it! Fountains (Backed up toilet) Upstairs garden (mushroom filled attic) Free cat food (Rats or mice in garage) Free camping memories of sitting around the fire (Fire damaged house - smokey smell) That should be a good start!
