Open your mouth and speak inappropriately.

How can you do this?. Tell your friends and neighbors more than necessary on why you are selling and what you will take for

..."your bottom-line".

This line is never heard. They just smell blood.

Additionally, this gossip/information spreads like wildfire. People like to pounce on problems. And If your home sale sounds remotely like a problem sale....prepare for the sharks to swim near-by.

The challenge in our present market for non-distressed homes, is that buyers perceive that all sellers are desperate to sell their homes . Buyers preconceive the market that Everybody is in the throws of foreclosure.

The predominant buyer attitude would resemble a new show on HTV called "Steal This House".

Ack!... sounds like an assault.

I think the 24/7 media market is partially to blame for this negative news. However, perception is reality in the eyes of buyers.

Watch the infomercials on TV, and you would believe that $300k homes are going for fifty bucks to pay back taxes.

The reality is far different. But watch what you say. Never feed a shark frenzy by hand, or worse ...by mouth.

Hunt for a great agent, Price it to sell, communicate well with your agent, and let Them sell your property...you have better things to do.

Here in Charlotte we have so many fun venues. Time to make the frown turn into a smile

Claude - OMG that is so true!  Once you've opened the "vault" to neighbors, you might as well put a billboard in your front yard that says "I WILL ACCEPT $20,000 LESS FOR THIS HOUSE THAN I'M ASKING!!" As a buyer's agent, if you want to know anything about a house...just ask the neighbors.  Great post!  Congratulations on your feature!

I once had relo sellers who told all their neighbors they were getting a Corp buyout! At open house, a prospect asked me when the seller would be taking the buyout- they were waiting to make an offer after the buyout. So long 3% seller incentive! Great points you make!

I once had an investor tell me, we look it up on the tax records and then offer a third of the assessed value. All the while I was thinking, wow and you can sleep at night?! I guess it takes all kinds and on the upside I can choose the kind I work with. Thanks for the post.

This is so true.  I have learned that quiet time is ok when you are working with buyers and sellers.

Ask the questions....and don't fill up the space with small talk.

Hi Claude -- I have heard horror stories of buyers finding out the skinny on sellers woes and even what they will and won't do in a transaction. Ouch.

Everyone wants a steal now a days and neighbors of a seller are a great resource to that end. Sellers need to work with an agent that they have total trust in and then be quiet when it comes to neighbors. Congrats on feature. Much deserved.

I have a new listing where the owner "put the word out" 3 months in advance that he'd be selling - and at the insanely high price he hoped to get.  Faced with solid comps, the actual price is reasonable but I'm working hard to undo his verbal damage!
