I went to a local Realtor/Builder Tradeshow yesterday, and outlined my most recent first time homebuyer story:

The buyer wanted a specific neighborhood, which was slightly ($10K+) over her stated price range.  I showed her 3 homes, one of which was in the neighborhood she requested.  She liked that one best, and we went about writing an offer.

The seller wouldn't budge.  We found another on in the same neighborhood, bigger lot, larger house, hungrier seller.  We negotiated a great deal, including the seller paying buyer's closing costs. The buyer's payment increased about $70/month for the house she loves.

Do the math: I showed her 4 houses, she bought one.  That's the way it's supposed to work if your buyers are telling you what they want, and you listen.

Listen to what your buyers are saying and show them what they want, and you can increase not only your volume, but your customer service!

Congrats!!! It so hard in our market because we have an extreme amount of inventory and buyers want to look at everything out there.

I have a couple now that I can hardly tie down to a simple decision as what do you like best about the home?

You are very right, we all must listen, listen, listen! If you have any tips on really narrowing down the choices I would love to hear them.

Keep up the good work and I think I will print this and rub it for good luck too!

Melinda,

I try to meet all my buyers at my office the first time, and after reviewing their criteria, we look through the MLS together to see what style houses they like, what neighborhoods they like, etc. This really helps them and me focus on the houses that fit their criteria, vs. showing them EVERY 3 BR/2 BA priced home under $250K.

Agreed......I also divide their list into emotional wants, and needs.....this can get them to thinking and looking at the houses differently.
