Quicksilver CRMLast week I blogged about the different types of contact management systems that are available. If you recall, I came the conclusion that a web-based application, created specifically for real estate agents is the way to go! After narrowing down the field, however, there are still a bunch of different options. So what kinds of features should you look for to get the most bang for your buck?

User friendly:      While there will always be a learning curve with new software, look for something that has a good user interface and is easy to navigate. See if you can get a demo of the CRM to make sure you like it before you buy it!

Customizable:      You are going to want to set up your account your way! Do you want all your emails to be forwarded to one primary address? Maybe you’ve made a nice signature that you want to be able to put at the bottom of your emails. A good contact manager will let you customize it the way you like.

Interactive Calendar and Scheduling:      The right CRM will help you have better communication with your leads and clients. Having your email tie into your calendar will let you schedule important messages, get reminders and notifications, and plan follow-ups with ease.

Transaction Management:      I’m sure you’re emailing documents to your clients all the time as you take them through the process of buying or selling a home. If you have a transaction management system as part of your CRM, you can track all your paperwork, request electronic signatures, and keep all of your digital files organized as you send them back and forth.

Number one would be a way for one person to open the program and see the progress or schedule for every member of the team, so that one person can see what needs to be done by every member of the team and push if needed.

Being aware of the status of transactons is important for us

We've had a lot of people talk to us over email and phone about how that agent accountability is so key to their business.  From my perspective as a programmer, I was kind of amused to learn how much agents can (sometimes) need that Big Brother watching over them!

What we've done is built an interactive calendar where brokers can toggle calendar "feeds".. so if they want to view just Alice, or just Bob, they can keep tabs on their people!

I have found that working with an independent marketing company that specializes in real estate or sales is the best way to go. That way you are not limited by mass-produced websites with back end tools that ultimately keep you from doing specialized features on your OWN website.

 

Sitting down with a company, telling them what features you want, and collaborating on an execution plan has been very successful. It might be more of an investment up front, but the result will pay you back ten-fold. Also, you have smaller monthly payments, so it will even out!

Nice posts... as an Agent and non-programmer, I was able to build an automated CRM for my business back in 97 (OLD technology) that allowed me to put together over 500 offers in a 3 month period without the help of assistants.  The good old days...

I was pulling data from a UNIX server, standardizing the data and integrating it in SQL 7 while developing automated tasks and a GUI in Access 97.  It was great AND THEN... KABOOM!  Along came web based MLS with scripts, data limitations and the elimination of complex queries.

Things have not been the same - no matter which version of visual studio I have tried to learn; programming that level of functionality has evaded me ever since.  It was an amazing program, STILL ahead of it's time - I have yet to find a suite of programs that come close and would really like to find a partner that knows how to program such a beast.
