We buy multi-family, commercial, and development projects and are looking to network w/ like minded individuals who have the same forward looking investment goals. We are not new to this business and have moved past investing in single family projects. We provide funding as well as intellectual investments into projects all over the United States. We look at feasibility as well as the prospective for what we feel is the best exit strategy for the project. To maximize the profit for all involved parties. Handling all the administrative aspects of the project is our niche. We don't have fees, or dues, or get paid anything until all parties receive there profit. We form true partnerships!

If you want response to this you should fill out the profile.  It should include contact information, past history, etc.  Many here do not respond to profiles such as yours, because they feel it is either spam or scam...Be careful you are in a tank of experienced professionals....some who have seen this before.  If your efforts are geniune then you will spend the time to fix these issues.

Land lord alert.

 

This tenant of mine didn't pay the last 4 month in rent and filed a multitude of false claims against me in order to avoid eviction. Including a fraud claim with the D.A. for Brazoria county.

After moving out, thousands of dollars in damages were found and Mr. Archer attempted to assault me in front of my home and children after the judge ordered I could change the locks. He kicked in the back door and made his way through the property stealing items and causing further damage.

He now spends his day bad mouthing me in anyway he can. He is a prime reason that people should be VERY careful when renting out their homes.

While we rented the house from Jeph Burnett, he had "permission to sublease" from the owner that expired 1 month prior to the lease agreement he had with us, thereby making our lease agreement with him null and void.

 In addition, the lender exercised his rights to collect rent as per the Deed of Trust on the property. This was namely due to the fact that there was no insurance policy on the house and the taxes were 2 years in arrears. In addition, the mortgage payments were not made in a timely manner. As a result of these issues, the house was in jeopardy of being foreclosed on.

 We received notification to begin paying our rent payment to the lender in June, and we did. However, Jeph tried to evict us (even though the lender sent him the same notice as well), and he took us to court for eviction proceedings. The evicition case was dismissed (the judge saw no need for us to be evicted).

 Our demand for deposit was due to the fact that our lease with him had become null and void and we wanted our money back.

We never caused any damage to the house, and have many witnesses to prove it, including the owner and lender of the house.

In addition, Jeph never had permission to change the locks on the house after we moved out. The judge actually stated that he would not rule whether Jeph could change the locks and get it ready to rent. The matter would be something between Jeph and the owner of the house (which they NEVER discussed). We never stole anything from the house after we had moved most of our stuff out and had returned to CLEAN the house with permission from the lender.

Mark did get a ticket for Assault by Threat, but Jeph had to run away screaming "help me, help me" like a big sissy. Mark never threatened bodily harm.

Jeph states that we "bad mouthed" him, that in fact is false... all we have done is speak the truth to alert consumers to his business practices, which are all a matter of public record. He claims that being sued is normal for a contractor, however, I know dozens of contractors that have been in business longer than Jephery and have not been taken to court once, and they pay their taxes and subs too.

After months of the Archers contacting the Alvin Police dept claiming I fraudulently signed documents the D.A. found that I had done no such thing. They eventually were told to stop contacting the Alvin P.D. and have resorted to slandering me via the web.

I have before and after pics of the property and it was in fact damaged.

You don't get charged with a Assault by Threat without threatening to assault someone.

I don't believe in violence for any reason and did back away while Mark charged at me in front of a police officer. He plead no contest and paid a fine for his actions.

Note: Mark owns a Contracting Business and has never had any dealings with my construction company. He is demeaning my company solely for his own benefit and in no way has ever been affected by my business.

Lets get the facts straight Jepj...

The judge stated that there was enough evidence to go to trial. The judge stated that everything should remain "status quo" at that time until all the evidence was heard in court. Jeph was supposed to purchase ALL necessary insurance on the house as well as bring the 2nd mortgage out of arrears by September 11. It wasn't until September 28th that the insurance inspectors came out to look at the house, which was clearly in violation of the court order. Also, he never paid a dime on the 2nd mortgage. The case was finally heard and the judge denied all relief requested by Jeph. 

The judge never did rule that the home should be rented or the locks changed. That is a fact, and can be confirmed by calling the 412th District Court of Brazoria County.

We never caused any damage to the home and again have several witnesses to prove it. We have fixed several faulty plumbing and electrical issues while living at the house and perhaps that is what Jephery is referring to as the way the kitchen was wired, the hood vent to the stove caught on fire. PS, We didn't kick in the back door to gain access and have witness to that as well.

We have never misrepresented anything of the settlement of cases, all are a matter of public record and we have just posted verbatim what they state (courts do not issue abstracts of judgments and writs of executions if the case was thrown out or mediated).

As for thealvin PD, they never told us to quit calling them regarding our complain to them, they gave all the info that they could to the district attorney, but they couldnt prosecute because the complaints were on a business, not an individual.

Also, Mark is RETIRED, you are no competition for him. We are trying to spread the word so that other consumers or tradesmen are warned (seems you don't pay them either)

Anyone reading the hundreds of postings that Mr and Ms Archer have posted can see that they are not concerned with anything other than slandering my name. I have resolved nearly every claim they have made against me. THis is a matter of attempting to belittle me and to insult not only myself but my children as well as evidence by Mr. Archers comments about my sons on several websites. (my boys are 11-13 not old enough to even be spoken about on any level in regards to my business)

I will no longer respond to their belavior as their is no benefit to anyone.

Jeph... Again, let's stick to the facts. You have never resolved any of the issues that we have with you including the judgment rendered in our favor which is still unpaid. To slander someone would take falsities, which everything we have posted about you is a matter of public record and can be validated by going to court or county websites. As for getting your children involved, perhaps you should have thought about that before sending them to our house to deliver messages from you or to spy on us for you or when you took you kid down to break into the house when the court did NOT order that you could.
